The Opportunity:

We are seeking an experienced and highly capable Operations Manager to lead the delivery of responsive and programmed maintenance services under a major housing maintenance contract.

Reporting to the State Manager, this is a senior operational leadership role with end-to-end accountability for service delivery performance. You will provide strong leadership, guidance, and support to operational teams, ensuring consistency, efficiency, and high standards of quality, safety, and compliance across a geographically diverse operating environment.

This role will suit a confident people leader who can drive performance, build capability, and create a positive, accountable culture while maintaining strong client relationships.

Key Responsibilities:

Operational Leadership & Service Delivery

  • Lead the end-to-end delivery of responsive and programmed maintenance works, ensuring services are delivered safely, on time, within budget, and in line with contractual requirements
  • Monitor operational performance and contract KPIs, implementing corrective actions and improvements where required
  • Ensure high standards of job completion, documentation, quality, and compliance

People Leadership & Performance

  • Lead, mentor, and support operational leaders and team members
  • Foster a high-performance, customer-focused, and accountable culture
  • Provide clear direction, coaching, and guidance to uplift capability and performance
  • Manage performance and conduct matters in line with company values and expectations

Client & Stakeholder Management

  • Act as a key operational contact for clients, building strong, professional relationships
  • Represent the business in operational meetings, reviews, and forums
  • Ensure service delivery aligns with client expectations, procedures, and contractual obligations

Subcontractor & Supplier Management

  • Oversee subcontractor performance and compliance across maintenance services
  • Strengthen and expand the subcontractor network to support service delivery requirements
  • Ensure subcontractors meet all safety, quality, and behavioural standards

Financial & Commercial Management

  • Manage operational budgets, forecasting, and cost control
  • Review and approve payment claims and invoices in line with contractual and business requirements
  • Identify opportunities to improve productivity, efficiency, and commercial outcomes

Continuous Improvement, Compliance & Safety

  • Drive continuous improvement initiatives across systems, processes, and service delivery
  • Ensure compliance with all contractual, legislative, WHS, and environmental requirements
  • Lead by example in promoting a Zero Harm safety culture
  • Oversee audits, inspections, and incident management activities

About You:

You are an experienced Operations Manager with a strong background in maintenance, construction, or facilities management. You are a calm, capable, and confident leader who supports and empowers teams while driving accountability and results.

You are commercially astute, solutions-focused, and comfortable operating in a fast-paced, high-volume service delivery environment.

Key Requirements:

Qualifications & Licences

  • Construction Management, Trade Qualification, or equivalent experience
  • General Construction Induction Card (White Card)
  • Current Driver’s Licence
  • Post-trade qualifications (desirable)

Experience & Skills

  • Extensive experience in maintenance and/or construction operations
  • Proven success leading operational teams
  • Strong understanding of responsive and programmed maintenance delivery
  • Demonstrated ability to manage subcontractors and service performance
  • Strong financial, commercial, and reporting capability
  • Ability to interpret technical drawings, specifications, and contractual documentation
  • Excellent communication, negotiation, and stakeholder management skills
