Description

An exciting opportunity exists for a Building Manager for a luxury boutique residential complex in Brisbane. We are seeking a Building Manager to take full accountability for operational performance and to provide an exceptional residential experience

This role is ideally suited to a hands-on Building Manager with experience in strata-titled environments within the real estate/hospitality industry, looking to take the next step in their career, who can operate with autonomy while maintaining strong governance, reporting, and stakeholder engagement.

The Role

Reporting directly to the Operations Manager, the Building Manager is responsible for the end-to-end management of the complex, ensuring operational excellence, financial discipline, and a consistently high standard of residential service.

Key areas of responsibility include:

• Delivery of exceptional residential experience and service standards

 • Oversight of contractors, including cleaners, gardeners and swimming pools

 • Compliance with WHS, employment legislation, and operational policies

• Management of systems, reporting, and operational controls

• Requirement to attend to after-hours emergencies (no requirement to reside onsite)

• Liaise with Owners, Residents, Strata Manager, Executive Committee and Contractors to maintain the building and its facilities to a world-class standard

• Manage a portfolio of apartments, end-to-end property management

• Ensure by-law compliance

• Attend scheduled Body Corporate Committee Meetings

• Present quarterly Building Manager’s Reports to the Body Corporate Committee

• Provide guidance and advice on annual expenditure and budgets

Key Accountabilities

• Maintain high standards of presentation, safety, and operational compliance

 • Build a professional, engaged, and accountable team culture

• Implement consistent operating procedures and performance metrics

• Ensure transparent and accurate reporting to ownership

 • Proactively identify and manage operational risks and opportunities

  • Adherence to Caretaking & Letting Agreements with the body corporate

About You

You will be a professional with a strong focus on exceptional customer service.

You will demonstrate:

• Proven experience as a Building Manager or equivalent senior role

 • Experience within management-rights hotel operations

 • Strong financial, analytical, and commercial capability

 • High-level people leadership and stakeholder management skills

 • Ability to operate autonomously within a governance and reporting framework

• Excellent written and verbal communication skills

 • Experience with modern PMS platforms and online reputation management
