Portfolio Manager Opportunity in Sydney!
Sydney Building Management & Projects (SBMP) is a fast-growing facilities management company servicing strata titled residential and commercial buildings across greater Sydney.
We are seeking an experienced, highly organised Portfolio Manager to take on a senior, dual-function role — managing your own building onsite as a Senior Building Manager, while also leading and overseeing a wider portfolio of buildings and the Building Managers who run them.
This is not a desk-based management role. You will still run your own site day-to-day, but you’ll also be accountable for the performance, presentation, compliance, and client satisfaction of every building in your portfolio — whether you manage it directly or through a Building Manager.
About the Role
As a Portfolio Manager at SBMP, part of your week is spent onsite managing an assigned building directly, and the rest is spent leading a team of Building Managers across your wider portfolio including training, supporting, reviewing performance, and stepping in on complex or escalated matters.
You’ll need to be excellent at managing your own time and workload, and confident delegating to your team rather than trying to do everything yourself. You’ll have the support of the Operations Manager and administration staff, but you will own the outcomes for your portfolio.
Key Responsibilities
- Manage the day-to-day operation, presentation, and performance of an assigned residential building, acting as a hands-on Senior Building Manager.
- Lead, train, mentor, and performance manage a team of Building Managers across your wider portfolio.
- Plan and prioritise your own week to balance onsite building management duties with portfolio leadership responsibilities.
- Delegate tasks and decisions to Building Managers appropriately, providing support without taking over their sites.
- Attend building inspections with your Building Managers at least monthly, providing onsite training and feedback.
- Conduct monthly building performance reviews and 6-monthly staff performance reviews for your team.
- Act as the senior point of contact for Committees, strata managers, residents, and contractors across your portfolio.
- Attend Committee Meetings and General Meetings, presenting reports professionally and confidently.
- Escalate complex, high-risk, or sensitive matters to the Operations Manager or General Manager as required.
What We’re Looking For
We are looking for someone who can run their own site and lead a team. Someone who doesn’t just manage tasks as they arise, but knows how to prioritise, delegate, and keep a portfolio of buildings performing well without trying to be everywhere at once.
The right person will be a natural organiser and a confident leader. Someone with proven experience managing more than one site, who can coach and develop a team of Building Managers while still being hands-on where it counts.
Skills & Attributes
- Proven experience managing a portfolio of multiple buildings or sites, not just a single site.
- Exceptional time management, prioritisation skills & able to plan a week that covers hands-on site duties and portfolio oversight.
- Demonstrated ability to delegate effectively, trusting your team while remaining accountable for results.
- Strong leadership, coaching, and mentoring skills.
- Strong customer service and stakeholder management skills, including experience managing Committees.
- Strong written and verbal communication skills.
- Excellent organisation, follow-up, and attention to detail.
- Practical problem-solving skills and a solutions-focused approach.
- Reliable, efficient, resourceful, and proactive.
- Comfortable using computer systems and building management platforms.
Requirements
- Minimum 4 years’ experience in residential building management, facilities management, or strata management.
- At least 1–2 years’ experience in a portfolio management, senior building management, or team leadership capacity.
- Demonstrated experience managing multiple buildings or sites simultaneously.
- Demonstrated experience leading, training, or mentoring Building Managers or similar staff.
- Full working rights in Australia.
- Australian driver’s licence and access to a vehicle.
- Ability to travel between sites across Sydney as required.
- Excellent written and verbal communication skills.
- Intermediate-to-advanced computer skills.
- Construction White Card and National Police Check, or willingness to obtain.
