Building Manager Opportunity in Sydney!
Sydney Building Management & Projects (SBMP) is a fast-growing facilities management company servicing strata titled residential and commercial buildings across greater Sydney.
We are seeking an experienced and motivated Building Manager to take ownership of one or more residential buildings, depending on the size and complexity of the portfolio.
This is not a trainee role. You will have the support of a Portfolio Manager, and administration staff, but you will be the person responsible for the day-to-day running, presentation, follow-up, communication, and performance of your assigned building or portfolio
About the Role
As a Building Manager at SBMP, you will be responsible for the day-to-day running of your assigned building or portfolio. You will be the main point of contact for residents, contractors, strata managers, and committees, and will be expected to manage site presentation, maintenance coordination, contractor follow-up, compliance support, reporting, and resident communication.
You will have support and oversight from a Portfolio Manager for escalations, complex matters, and company standards, but you must be confident managing your sites independently and taking ownership of outcomes.
Key Responsibilities
- Take responsibility for the day-to-day operation, presentation, and performance of assigned residential buildings.
- Act as the primary point of contact for residents, owners, contractors, strata managers, and strata committees.
- Conduct regular building inspections to ensure presentation, cleanliness, safety, maintenance, and compliance standards are upheld.
- Manage reactive and preventive maintenance, including work orders, contractor coordination, access arrangements, follow-up, and completion checks.
- Keep all tasks, work orders, resident requests, contractor updates, and building records current in the relevant building management system.
- Ensure all open items are followed up regularly and do not sit unresolved.
- Prepare building management reports, committee updates, notices, newsletters, and other building communications as required.
- Support compliance and scheduled maintenance processes, including tracking due dates, documentation, inspections, and contractor requirements.
- Review and approve invoices, ensuring supporting documentation, work orders, quotes, and completion checks are attached where required.
- Assist with budget preparation, expenditure tracking, contractor value-for-money reviews, and recommendations for upcoming works.
- Identify by-law breaches, resident issues, maintenance concerns, hazards, defects, and operational risks, and escalate where appropriate.
- Support capital works planning and larger maintenance projects as required.
- Build strong working relationships with strata committees, residents, contractors, and internal SBMP team members.
- Escalate urgent, complex, sensitive, or high-risk matters to the Portfolio Manager or Operations Manager when required.

Skills & Attributes:
- Strong building management, facilities management, strata, property, or maintenance coordination experience.
- High level of ownership and accountability for site performance.
- Strong customer service and stakeholder management skills.
- Confident dealing with residents, committees, contractors, strata managers, and internal managers.
- Strong written and verbal communication skills.
- Able to manage complaints and difficult conversations calmly and professionally.
- Excellent organisation, follow-up, and time management skills.
- Able to manage recurring tasks, inspections, work orders, reports, and deadlines without constant prompting.
- Strong attention to detail and record keeping.
- Practical problem-solving skills and a solutions-focused approach.
- Reliable, efficient, resourceful, and proactive.
- Comfortable using computer systems and learning new platforms.
Requirements:
- Minimum 2 years’ experience in residential building management, facilities management, strata management.
- Full working rights in Australia.
- Australian driver’s licence and access to a vehicle.
- Ability to travel between sites across Sydney as required.
- Excellent written and verbal communication skills.
- Intermediate computer skills and willingness to learn new systems.
- Construction White Card and National Police Check, or willingness to obtain.

Competitive Salary: $90,000 – $100,000 per annum + Super (dependent on experience).

Schedule: Full-time, Monday to Friday, 8 AM – 4:30 PM (typical but subject to operational needs)
