Job Title: Trainee Surveyor – West Midlands

Location: West Midlands – Birmingham/Coventry or surrounding areas

Reward: £25K starting salary per annum. 10% commission on personal net billing as an uncapped monthly bonus scheme where able to fee earn. About the Role

As a Trainee Surveyor, you will support the delivery of high-quality survey and valuation services across a broad range of residential and commercial properties.

Working with industry-leading technology and under the supervision of experienced Chartered Surveyors, you will assist in undertaking mortgage valuations, home surveys, bespoke building inspections, and condition reports. Where relevant to a leasehold specialism, you will also gain exposure to leasehold assessments, enfranchisement tasks and the unique requirements associated with this area of practice.

You will accompany a qualified surveyor to on-site appointments, observing and assisting with property inspections, evidence gathering, and customer engagement. You will contribute to risk assessments of properties for secured lending purposes and support the preparation of survey and valuation advice for private customers and corporate clients. Through adherence to established reporting procedures and quality standards, you will help customers make informed decisions regarding property suitability for purchase and mortgage purposes.

In addition, you may work collaboratively with centralised operational hubs—including Customer Service, Client Services, Business Development, and Quality Assurance—to understand workflow processes and assist with activities that support the effective performance of Chartered Surveyors. You will play an active role in maintaining service-level expectations, supporting benchmarked KPIs, meeting audit requirements, and ensuring reports and outputs are produced within agreed turnaround times.

As part of your role, you will act as a brand ambassador by supporting marketing initiatives, contributing to social media content creation, and capturing high-quality images or video for promotional use. You will help develop professional networks within your local area, supporting business growth through relationship building and effective communication, both online and within your community.

Providing excellent customer service will be essential. You will engage with clients and stakeholders professionally and courteously, ensuring all interactions reflect Watsons’ values and that deadlines are consistently achieved.

Your development will be supported through a structured programme of continuing professional development, combining formal learning, coaching, mentoring, and supervised field experience. You will be expected to maintain accurate CPD records and remain up to date with professional standards as you progress towards achieving RICS accreditation and becoming a fee-earning surveyor. Your training will include both informal, on-the-job activities and more formal learning pathways, designed to equip you with the technical knowledge, practical skills, and professional competence required for industry recognition.

Throughout your work, you will be expected to comply with the RICS Rules of Conduct, relevant RICS Guidance Notes, Codes of Practice, and the RICS Appraisal and Valuation Standards (Red Book). You will apply these standards consistently and appropriately across all tasks as part of your development towards full professional qualification.

Requirements of the Role

The jobholder will need to demonstrate the ability to work under their own initiative and remain self-motivated, particularly when undertaking independent study, developing new business opportunities, and working towards challenging performance targets. Strong interpersonal and communication skills are essential, together with a methodical, professional, and customer-focused approach.

A full UK Driving Licence is required.

Applicants may enter the role through a variety of recognised professional pathways. This includes those progressing through an RICS-accredited undergraduate or master’s degree, individuals completing a relevant apprenticeship pathway, and candidates undertaking a Sava vocational qualification. We also welcome applicants with suitable industry experience who may be eligible for the AssocRICS route via professional experience.

Whichever pathway you bring, you will need to demonstrate a strong track record of property-related experience and customer service, together with the capability to develop detailed knowledge of RICS rules, regulations, and professional standards as part of your progression.
