Our internal infrastructure and experienced support teams enable our sales consultants to focus on listing, selling, and building long-term relationships with clients.Position SummaryThe Sales Consultant is responsible for generating and managing a pipeline of property listings and buyers, executing property sales campaigns, and maintaining high levels of service to clients throughout the sales process. The role offers access to Motion Property’s rent roll as a source of warm leads, while also expecting strong self-generated prospecting activity.There is potential for future leadership or directorship responsibilities as the business expands, for a candidate who demonstrates high performance, strategic thinking, and team contribution.Key ResponsibilitiesSales Delivery• Conduct property appraisals and convert to exclusive listings• Manage property sales campaigns end-to-end: pricing strategy, buyer engagement, negotiation, and contract management• Conduct inspections, open homes, and private appointments as required• Maintain regular vendor communication and reportingProspecting & Lead Generation• Follow up inbound leads from the rent roll (existing landlord clients)• Proactively source self-generated listings through calls, emails, referrals, and networking• Develop and maintain a personal database of buyer and seller contactsClient Relationship Management• Provide market insights and sales advice to clients, including data-driven recommendations on timing and pricing• Develop long-term relationships with property owners, including cross-referral of services (e.g., property management, finance)Administration & Compliance• Maintain accurate and timely data in CRM and sales systems• Ensure compliance with all legislative requirements and company policies• Work collaboratively with internal teams including marketing, property management, and administrationPerformance & Development• Meet or exceed agreed sales KPIs, including GCI targets, listing conversion rates, and vendor satisfaction scores• Participate in 1:1 performance reviews and contribute to team meetings and internal training• Stay informed of local market trends, competitor activity, and new opportunities________________________________________Key Selection CriteriaQualifications & Licences• Current Agent’s Representative Certificate (or full licence)• Valid driver’s licence and access to a reliable vehicle• Current police check (dated within the last 6 months)Experience & Skills• Minimum 2 years’ experience in residential real estate sales (apartment experience pre-ferred)• Strong prospecting, negotiation, and client relationship skills• High level of verbal and written communication• Ability to manage multiple campaigns concurrently• Experience using CRM systems and sales technology platforms• Ability to work independently and take ownership of outcomes• Professional presentation and adherence to ethical standards________________________________________Reporting & KPIsThe Sales Consultant reports directly to the CEO / OIEC and is responsible for meeting agreed performance indicators. Key KPIs may include (but are not limited to):• Number of new listings per month (rent-roll vs self-generated)• Gross Commission Income (monthly/quarterly/yearly)• Listing-to-sale conversion rate• Prospecting activity (calls, appraisals booked)• CRM data quality and vendor communication standards________________________________________Work Environment & Availability• Based at West Melbourne office with flexibility to work across metro Melbourne• Saturday inspections are a standard requirement• Some after-hours work is expected to accommodate vendor and buyer schedules• Motion Property provides access to systems, admin support, and marketing tools to support campaign delivery
