This role is full time paid at $110,000 annually plus superannuation and access to Salary Packaging.

The Position

The Assistant Asset Manager (AAM) supports the Asset Manager and asset team in the effective management and maintenance of HousingFirst’s residential property portfolio. The role assists with the coordination and delivery of asset management activities, including supporting the implementation of the annual capital works program and providing project coordination support. The AAM facilitates access to tenancies for inspections, maintenance, and improvement works, and assists with coordinating property works during vacancy periods to ensure they are maintained to a safe and high standard. The role also provides administrative and contract management support to the asset team, assisting with contractor engagement, documentation, and monitoring of work to support the efficient delivery of asset programs and services.

Responsibilities

-Assist the Asset Manager to coordinate planned maintenance and the annual capital works program by scheduling and tracking works, following up contractors, monitoring timelines/budgets/completions, and ensuring projects are efficiently administered and appropriately documented.

-Coordinate access to tenanted properties for inspections, maintenance, compliance checks, and capital works by liaising with tenants/property management/contractors, issuing required notices, and maintaining accurate access and completion records.

-Coordinate repairs, upgrades, and compliance works during vacancies by liaising with contractors and internal teams, supporting condition inspections/documentation, and monitoring completion to ensure properties are safe, compliant, and tenant-ready

-Maintain accurate asset data, property records, and documentation with asset management systems.

-Provide contract management and administrative support by coordinating contractor engagement, maintaining documentation, tracking work orders/invoices, monitoring works progress and contractor performance, and supporting reporting to meet asset management and compliance requirements.

As our ideal candidate you will have:

-Demonstrated experience in property, asset management, maintenance coordination, or a similar role, preferably within community housing, social housing, property, or facilities management sectors.

-Understanding of property maintenance processes, contractor coordination, and delivery of maintenance and capital works programs.

-Experience supporting contract administration or contractor management, including coordinating quotes, tracking work orders, and maintaining documentation.

-Experience coordinating property access and working with tenants, contractors, and internal stakeholders.

-Ability to maintain accurate records and manage data with asset management or property management systems.

-Understanding of, or willingness to learn, regulatory and operational environment of the community housing sector.
