THE ROLE Property Manager In this role you’ll manage a residential portfolio across Canberra, delivering standout service across the property management lifecycle including routines, maintenance, arrears, and owner relationships. You’ll report to our General Manager directly within a supportive team that moves quickly and does things right. Key responsibilities

  • Management of a residential portfolio
  • Routine inspections, entry and exit reports, and condition management
  • Maintenance coordination including triage, quotes, approvals, contractor management, and follow-up
  • Rent arrears management with clear communication, action plans, and escalation where required
  • Owner communications with updates, recommendations, and an asset-performance mindset
  • Compliance and documentation including notices, renewals, timeframes, and record keeping
  • Resolve issues calmly and professionally with tenants, owners, and contractors Tribunal preparation and support when required depending on experience

You communicate clearly, keep excellent notes, and thrive in a team environment that’s supportive but holds high standards. You’ll bring

  • A genuine desire to learn and grow in property management, whether you’re new to the industry or already building experience, supported by a current ACT real estate certificate or licence.
  • Strong written and verbal communication skills
  • Great time management and portfolio organisation
  • Confidence with PM systems, tech, and process-driven work
  • Calm, solutions-first approach with owners, tenants, and contractors
  • A genuine desire to learn and grow within an experienced team

$70k-$80k +12% super (dependent on experience)
