The Role
You’ll join an established pre-construction team – working directly alongside our Cost Planner, Pre-Construction Project Manager, and the project’s own Contract Administrators. The project CAs carry all other pre-commencement CA responsibilities; your role exists to share the letting programme with them, and drive it forward with dedicated expertise and uninterrupted focus. It’s a collaborative model, deliberately designed so that procurement doesn’t get lost in the noise of everything else that competes for a CA’s time during pre-construction.
You’ll own the buy-out process for your projects from the front end, ensuring scopes encompass all project specific requirements, conducting rigorous tender analysis, leading face-to-face negotiations with the suppliers and subcontractors, and preparing Recommendations to Let for approval that are commercially sound. With a dedicated pipeline of projects kicking off every 6 months, the role transitions to the next project entering pre-commencement, and the cycle continues.
What You Will Bring
You have deep, demonstrable experience in multi-residential construction procurement in the SEQ market. You know AS4000 series contracts inside out, you can draft a scope that closes every gap, and you can sit across the table from a subcontractor and negotiate with both conviction and respect. You’re proactive by nature, the kind of person who drives the schedule rather than chases it.
- Degree in Construction Management, Quantity Surveying, or a related discipline, backed by 7+ years in CA and procurement roles.
- Mastery of AS4000 and AS2124 contract frameworks, including the drafting of special conditions and rise-and-fall provisions.
- Proven ability to scope, tender, and let trade packages from scratch across multi-residential or comparable commercial construction.
- Demonstrated negotiation capability with the QLD subcontract market – competitive outcomes achieved through credibility and preparation, not pressure.
- Strong knowledge of the QLD legislative landscape, including QBCC Act and BIICPA.
- Proficiency in Procore and Jobpac, or equivalent construction management and ERP platforms.
- Analytical rigour in tender comparison and buy-out reporting – you identify gaps, overlaps, and opportunities that others overlook.
