About Eureka
At Eureka, we’re reimagining seniors and all-ages rental living, creating communities where people want to belong. We’re a purpose-driven organisation growing at pace, and the decisions we make about where and how we invest directly shape the communities we build.
We’re looking for an Investment Analyst who brings sharp financial thinking, strong modelling skills, and a genuine interest in making those decisions well.
The Opportunity
This is a critical role within our Capital Transactions and Acquisitions team, sitting close to the most significant commercial decisions Eureka makes. You’ll develop the financial models and feasibility analyses that inform acquisitions, divestments, and capital allocation, working hand in hand with the Head of Investments and Capital Transactions.
You’ll contribute to due diligence, market research, and transaction execution, and your work will find its way into Investment Committee papers, Board reporting packs, and strategic decisions at the highest level. This is a role for someone who takes pride in the quality of their analysis and wants their work to actually mean something.
What you’ll do
- Build and maintain detailed financial models to assess the viability of acquisitions and divestments, including sensitivity, scenario, and risk analysis.
- Analyse market data, rental trends, and performance indicators to support investment cases with projected returns, IRR, NPV, and other key metrics.
- Support financial and commercial due diligence, identifying risks and value drivers across target assets.
- Assist with preparation of Investment Committee documentation, presentations, and decision support material.
- Contribute to pre- and post-transaction evaluations, benchmarking outcomes against original financial assumptions.
- Gather and interpret market intelligence on competitors, regional economics, and sector trends.
- Partner with Finance, Legal, and Operations to ensure modelling aligns with operational and commercial assumptions.
- Present complex financial data clearly to both financial and non-financial stakeholders.
- Support development of reporting packs for the CEO, Board, and external investors.
- Ensure financial models and investment documentation reflect Eureka’s ESG priorities and governance frameworks.
What you’ll bring
- A bachelor’s degree in Commerce, Accounting, Finance, Economics, or a related discipline.
- CA or CPA qualified, or working towards completion.
- Demonstrated financial modelling and investment analysis experience, with advanced Excel skills essential.
- Strong attention to detail with high standards for accuracy and quality assurance.
- The ability to translate complex financial findings into clear, compelling communication for a range of stakeholders.
- Strong commercial acumen with the ability to interpret financial and market data and connect it to strategic decisions.
- A collaborative, proactive approach with a strong internal service mindset.
- Additional training or certification in financial modelling, investment analysis, or property valuation (desirable).
