Our Operations team is the backbone of everything we deliver across our seniors village portfolio, and we’re looking for a General Manager of Operations who leads with both commercial clarity and genuine care for the people in our communities.

The Opportunity

This is a senior leadership role with real scope and accountability. You’ll lead Regional Managers (Seniors), Property Management, Facilities, Procurement, Capex, and Property Leasing, responsible for the performance, governance, and operational excellence of our Seniors portfolio across both the core owned and managed asset base.

You’ll contribute operational insight to executive leadership, support the execution of our portfolio optimisation strategy, and ensure assets identified for divestment continue to perform commercially through transition. What you’ll do

  • Lead the Seniors Operations function, setting consistent frameworks, governance standards, and performance expectations across all villages.
  • Lead and support Regional Managers to drive operational performance across occupancy, revenue, costs, and resident satisfaction.
  • Oversee Property Management, tenancy management, leasing performance, and compliance with residential tenancy legislation.
  • Lead Facilities, maintenance planning, contractor management, asset condition, and preventative maintenance programs.
  • Develop and maintain asset management plans including repairs, maintenance programs, and long-term capex scheduling.
  • Own the operational P&L, lead budgets, manage costs, and partner with Finance to monitor revenue and profitability.
  • Embed strong WHS governance and a proactive safety culture across all operational teams.
  • Support portfolio transactions, acquisition due diligence, divestment execution, and ensuring assets remain stable through transition.
  • Drive continuous improvement across operational systems, governance, and service delivery.
  • Deliver the monthly Operations Report to the Board and ELT covering performance, risks, and key initiatives.

What you’ll bring

  • Demonstrated senior leadership experience across large multi site operational portfolios, ideally in seniors living, aged care, or residential accommodation.
  • Experience leading regional operations, property management, and facilities teams.
  • Strong commercial acumen, P&L ownership, budget management, and cost discipline.
  • A governance mindset with experience implementing structured operational frameworks.
  • Solid understanding of WHS obligations, operational risk, and compliance in regulated environments.
  • The ability to contribute strategic operational insight to executive leadership.
  • Excellent stakeholder management across internal teams, external partners, and regulators.
  • Relevant tertiary qualification in business, property, or management (desirable).
