The Role

Reporting to the General Manager, Development Finance, the Property Development BDM will source, assess, and convert development finance opportunities nationally whilst based in Sydney. The role requires an established network of developers, brokers, project managers, and industry professionals, as well as a strong understanding of Australia’s construction market, and localised real estate drivers. This is a frontline, high-impact role within a growing non-bank platform.

Key Activities

You will be responsible for:

Business Development & Market Coverage

  • Sourcing new development finance opportunities aligned with Assetline Capital’s credit mandate.
  • Building and maintaining high-quality relationships with NSW-based developers, project consultants, mortgage brokers, buyers’ agents, valuers, and landowners.
  • Identifying and tracking upcoming development pipelines, DA approvals, planning changes, and emerging suburban growth areas.
  • Representing Assetline Capital at industry events, UDIA/Property Council functions, and developer networking groups.

Deal Assessment & Preliminary Underwriting

  • Conducting initial feasibility reviews including: GRV analysis, pre-sale requirements, QS estimates, and economic assumptions relevant to the Sydney market.
  • Modelling cash flows for construction finance and prepare preliminary credit assessments.
  • Structuring loans including senior, stretch-senior, land acquisition, and residual stock facilities common in Australian non-bank lending.

Transaction Execution

  • Leading broker & borrower communication from initial enquiry through approval and settlement.
  • Collaborating with the credit, legal, and risk teams to progress transactions and negotiate deal terms.
  • Liaising and co-ordinating valuation, QS, builder due diligence, planning assessments, and other third-party consultant inputs typical to Australian development finance.
  • Supporting the preparation and negotiation of term sheets and loan documentation.

Portfolio & Relationship Management

  • Maintaining strong post-settlement relationships to support ongoing and repeat project pipelines

Skills & experiences you’ll bring the team

  • 5+ years’ experience in property development finance, private credit, non-bank lending, or commercial real estate banking within Australia.
  • Established network across Sydney’s development ecosystem (developers, brokers, valuers, QS firms, project managers).
  • Demonstrated track record originating and closing development finance transactions.
  • Strong understanding of financial modelling and DA/CDC processes, development soft costs, construction contracts, and local valuation methods.
  • Familiarity with Australian regulatory and compliance frameworks relevant to non-bank lenders (AML/CTF, NCCP exemptions, ASIC guidelines).
  • Strong negotiation, communication, and stakeholder management skills.
