Defects Manager – Residential Construction

We are an Australian property development company with 25 years’ experience in successfully designing, constructing and managing our own award winning residential and mixed-use developments.

Hyecorp Property Group is expanding and diversifying into new markets. It’s an exciting growth phase for all employees, including our North Shore Property and Construction delivery teams who are enjoying rapid learning and career growth. With projects just commenced, and in the pipeline, an opportunity has opened up for an experienced Defects Manager to lead our post-completion defects rectification and property maintenance program across our premium residential developments on Sydney’s Lower North Shore. This hands-on leadership role requires a technically proficient building professional who can oversee a team of general tradespeople managing defects across multiple Class 2 residential buildings ranging from 100 to 300 apartments.

Key Responsibilities

Technical Management

  • Oversee the identification, assessment, and rectification of building defects across all trades including carpentry, painting, tiling, plumbing, electrical, waterproofing, and building services
  • Conduct detailed defect inspections and provide technical guidance to the trades team on repair methodologies and standards
  • Diagnose complex defects requiring multi-trade solutions and determine appropriate rectification strategies
  • Ensure all rectification works meet Australian Standards, BCA compliance, and company quality benchmarks
  • Review and approve completed works, conducting thorough quality assurance checks before handover
  • Liaise with consultants, contractors, and warranty providers regarding technical defect matters
  • Attend resident meetings and conduct apartment inspections to assess and explain defect scopes
  • Maintain current knowledge of building codes, construction techniques, and product specifications

Coordination & Administration

  • Coordinate and deploy general tradespeople and specialist contractors across multiple active sites
  • Prepare regular status reports on defects progress, outstanding items, and completion forecasts
  • Develop and manage defects rectification programs with realistic timeframes and resource allocation
  • Monitor and forecast budgets for the defects program, tracking costs against approved allocations
  • Maintain comprehensive defect registers, documentation, and photographic records
  • Coordinate site access with building managers, strata committees, and residents
  • Manage procurement of materials and engagement of specialist subcontractors when required

Essential Requirements

  • Minimum 8-10 years’ experience in residential construction with substantial exposure to defects management or site supervision
  • Trade qualification or tertiary qualification in building/construction (Certificate IV in Building and Construction or Diploma preferred)
  • Demonstrated hands-on experience in multiple building trades with ability to assess and close defects across all disciplines
  • Proven ability to read and interpret architectural, structural, services, and hydraulic drawings
  • Strong understanding of Class 2 building requirements, common building defects, and rectification techniques
  • Experience managing tradespeople and coordinating works across multiple sites
  • Current NSW Driver’s License and White Card
  • Proficiency in Microsoft Office and ability to prepare reports and manage documentation

Desirable Attributes

  • Builder’s license or construction management qualifications
  • Experience with strata title developments and working within occupied buildings
  • Familiarity with waterproofing and building envelope defects
  • Knowledge of defects liability periods and warranty claim processes
  • Strong communication skills for resident liaison and stakeholder management
  • Ability to work autonomously and make sound technical decisions under pressure
