We are currently recruiting for a Project Manager – Passive Fire Protection to join our Fire Safety team.

Please note you will be expected to travel for this role, you will be need to travel to London and up north at least twice a week.

Role Overview:

The Project Manager is responsible for the end-to-end delivery of passive fire protection contracts, including Fire Stopping, Fire Door installation and maintenance, and associated remedial works. The role ensures all projects are completed safely, on time, within budget, and in full compliance with fire safety legislation and the requirements of the Building Safety Act 2022.

 

The role requires close management of operatives, subcontractors, and supply chain partners to deliver life-safety works to the highest standard, whilst maintaining strong relationships with clients and residents throughout.

Main Purpose Of The Role:

The main purpose of the role is to manage the successful delivery of passive fire protection contracts from mobilisation through to completion and sign-off, ensuring full compliance with fire safety legislation, client requirements, and company quality standards, whilst controlling costs and programme

Responsibilities:

  • Manage the end-to-end delivery of passive fire protection contracts including fire door installation and maintenance, intumescent sealing, cavity barrier installation, fire stopping, and associated remedial works.
  • Develop and maintain detailed contract programmes, resource plans, and method statements, ensuring works are sequenced efficiently, and access is coordinated with clients and residents.
  • Ensure all works are delivered on time, within budget, and to the agreed scope and quality standards, with all defects and snagging resolved promptly prior to handover.
  • Directly manage and coordinate site operatives and working supervisors on a day-to-day basis, setting clear expectations on output, quality, and conduct.
  • Manage subcontractor relationships including procurement, instruction, performance monitoring, and sign-off of attendance and completed works.
  • Act as the primary point of contact for client representatives, and residents, maintaining proactive communication on programme, access, and any disruption to works.
  • Own the contract cost plan, monitor actual spend against budget, and prepare accurate monthly CVR (Cost Value Reconciliation) submissions in liaison with the estimating team.
  • Identify variations and additional works promptly, ensuring all commercial entitlements are captured and agreed with the client in writing.
  • Oversee the quality assurance process on site, working with the QA team to ensure fire door and fire stopping installations meet third-party certification requirements and are fully evidenced with photographic records and compliance documentation.
  • Proactively identify, log, and manage project risks, escalating issues to the Operations Manager where required and implementing mitigation measures to protect programme and margin.
  • Ensure all works are carried out in full compliance with the Building Safety Act 2022, Approved Document B, BS 8214, and any applicable third-party certification schemes (e.g. BM TRADA Q-Mark, Certifire).
  • Ensure full compliance with health and safety legislation on all sites, including management of RAMS, site inductions, toolbox talks, and contractor HSE obligations.
  • Monitor and report on contract KPIs including programme adherence, defect rates, first-time completion, and resident satisfaction scores.
  • Provide regular progress updates and financial reports to the Project Manager, and contribute to monthly contract review meetings.
  • Complete contract close-out documentation, including O&M files, as-built records, and post-project reviews to support continuous improvement.
  • Ensure Project stakeholders receive timely, clear, and professional communication regarding access appointments, works programme, and any disruption, maintaining a respectful and customer-focused approach at all times.
  • Manage and resolve resident complaints and access issues promptly, escalating where necessary and ensuring outcomes are recorded and communicated back to the client.

  • Proven experience delivering passive fire protection, fire door, or fire stopping works within the social housing or residential sector.
  • Strong contract and programme management skills, with the ability to manage multiple live contracts simultaneously.
  • Experience managing operatives, subcontractors, and budgets within a measured-works or lump sum contract environment.
  • Working knowledge of fire safety legislation including the Building Safety Act 2022, Approved Document B, and BS 8214, and familiarity with third-party certification schemes such as BM TRADA Q-Mark or Certifire.
  • Strong written and verbal communication skills, with the ability to engage confidently with clients, residents, site operatives, and senior management.
  • IOSH Managing Safely or NEBOSH Construction Certificate – desirable
  • Experience working across multiple construction sectors (Housing, Commercial, Education etc.) compliance-driven contracts within a social housing or local authority environment.
