We are currently looking for a Multi Skilled Operative to join our voids team covering the Cornwall area.
Role Overview:
You will be expected to carry out a wide range of repairs, maintenance, and refurbishments within void social housing properties. The role requires competence across multiple trades, ensuring work is completed to a high standard, on time, and in line with health & safety and customer care standards.
Responsibilities:
- Undertake a wide range of multi-trade works, with a primary focus on void property refurbishments and preparing homes to meet the required “Lettable Standard” prior to reoccupation, including carpentry, plumbing, plastering, painting and decorating, tiling, and basic electrical works.
- Carry out void property works from initial inspection through to completion, identifying and rectifying defects, carrying out repairs and improvements, and ensuring properties are ready for reletting within required timescales.
- Complete all works necessary to bring empty properties up to the required Lettable Standard, including making good, renewing or repairing fixtures and fittings, completing decoration works, and addressing health, safety, and compliance requirements.
- Work efficiently to minimise void turnaround times, prioritising quality, productivity, and the timely completion of properties to enable them to be reoccupied as quickly as practicable.
- Inspect void properties and identify additional works required, reporting any significant defects, specialist requirements, or issues that may affect the programme or standard of completion.
- Undertake responsive repairs and emergency call-outs in occupied homes when required, providing a professional, polite, and respectful service to tenants.
- Communicate effectively with tenants, colleagues, contractors, and other stakeholders, explaining the nature of works, expected timescales, and any disruption where works are undertaken in occupied properties.
- Complete all works to a high standard and right first time, minimising defects, remedial works, and unnecessary follow-up visits.
- Ensure all work is carried out in accordance with relevant building regulations, statutory requirements, company policies, specifications, and health and safety procedures.
- Use appropriate PPE at all times and maintain clean, tidy, and safe working environments, particularly when completing works within void properties or occupied homes.
- Accurately record completed works, materials used, property condition, and any additional requirements using the relevant handheld device, job sheet, or works management system.
- Maintain company vehicles, tools, plant, and equipment in good working order and ensure materials are used efficiently and responsibly.
You Will Need:
- Proven ability across multiple trades, ideally within social housing or domestic settings
- Full UK driving licence.
- NVQ Level 2/3 or equivalent in a core trade (e.g., carpentry, plumbing, plastering).
- Experience working in occupied properties with a strong focus on customer care.
