JOB OVERVIEW
A Quantity Surveyor for the Durkan Ltd Regen business will be expected to retain the full commercial responsibility and ownership for the project from procurement to final account. They will manage the wider control of the development reporting to the finance team.
Working to rigid timescales, financial deadlines and budget values.
The successful candidate will be required to be commercially aware and influence individual teams/cross departmental to insure the best commercial returns are maintained while ensuring a successful project is delivered.
Working closely with the Commercial Manager and the whole construction/technical team establish and implement a clear commercial strategy for the delivery of the project.
Feedback to benchmarking data for preconstruction.
MAIN RESPONSIBILITIES AND ACCOUNTABILITIES
– Assume the responsibility for and administer in a timely manner
Commercial Plans and strategy
- Understand our Contractual obligations and share this knowledge with the wider team
- From award compile and agree the commercial strategy for delivery, communicate and follow within the Commercial, Technical & Construction teams, amending as required during the project.
Procurement
- Prepare the procurement schedule -liaising with the team in assessing package contents and release dates required, considering contract obligations, specifications and budget expectations/tender logic
- Agree the Trade list for tenders, ensure, HS&Q, financial security and design expertise/suitability is considered.
- Prepare subcontract tender enquiries, analysing, selecting appropriate capable s/c, finalising and formal placing of s/c orders
- Consider all SC appointments in a balanced and concise manner- understand what risks remain and managing accordingly.
Financial Reporting, administration, and control.
- Promptly set a formal commercial budget, [in the separate components of Prelims and Works budgets] monitor and review accordingly.
- Prepare & present forecasts, targets and CV reconciliations on monthly basis.
- Take full responsibility for and maintain an independent view in commercial reporting.
- Be proactive in ensuring that options, VE or changes don’t impact on the out turn project values
- Financial & commercially manage to Final Account all applicable sub-contractor and materials matters.
- Undertake all necessary site measurements
- Administer all commercial duties
– Insurances/warranties- understand the contract requirements and obligations- ensure we adhere to
these.

Reporting
- Ensure that timely, accurate and independent reports are issued to meet the wider Company reporting requirements.
- Liaise with Finance team as and when required always remembering the Project Contract
- Review [CVR] forms the basis of data provided for the preparation of Company Accounts,
- Provide feedback and suggestions on project matters to estimators and further on our process and procedures as required for improvement
Staff

PERSON SPECIFICATION
Qualifications & Experience
- Surveying degree educated or equivalent qualification
- Anticipated as having good experience of commercial management and delivery of a range of refurbishment projects.
- Location- Based in Head Office, with projects in West/north, East and South London and M25 Boundary
