We are currently recruiting for an Operations Manager – Planned Works to join our team here in Slough.
Role Overview:
To lead and manage the delivery of planned maintenance and capital works programmes across a social housing portfolio. The role ensures projects are delivered safely, on time, within budget, and to a high standard, while maintaining excellent customer satisfaction and regulatory compliance.
Responsibilities:
- Oversee delivery of planned works programmes (e.g., kitchens, bathrooms, roofing, windows, cyclical decorations).
- Ensure projects are completed on time, within budget, and meet quality standards
- Develop and manage annual and long-term investment programmes
- Procure, manage, and monitor contractors and consultants.
- Ensure contractor performance meets KPIs, SLAs, and compliance standards.
- Build strong relationships with supply chain partners.
- Manage multi-million-pound budgets for planned works.
- Monitor expenditure, forecast costs, and ensure value for money.
- Approve valuations, variations, and final accounts.
- Ensure all works comply with relevant legislation (e.g., CDM Regulations, building safety standards).
- Promote a strong health & safety culture across all projects.
- Oversee risk assessments, audits, and site inspections.
- Lead and develop a team of project managers, surveyors, and support staff.
- Set objectives, monitor performance, and provide coaching.
- Drive a culture of accountability and continuous improvement.
- Ensure accurate records of completed works and stock condition updates.
You Will Need:
- Proven experience in planned maintenance / capital works within social housing or a similar sector.
- Strong knowledge of housing regulations, compliance, and building safety.
- Experience managing large budgets and multiple projects simultaneously.
- Demonstrated ability to manage contractors and drive performance.
- Excellent leadership, communication, and stakeholder management skills.
- Strong problem-solving and decision-making abilities.
