Role Summary
The successful employee will support the Maintenance Manager and housekeeping team with the ongoing maintenance and cleanliness of a premier Build-to-Rent (BTR), with a key focus on delivering excellent customer service to residents. This role is ideal for someone who takes pride in maintaining high standards across both cleaning and light maintenance duties while delivering excellent customer service to residents.
The role will support the day-to-day operations of the property, ensuring communal areas, apartments, and external spaces are maintained to an exceptional standard. The successful applicant will work closely with the onsite management and maintenance teams to create a safe, clean, and welcoming environment for residents throughout all aspects of the tenancy lifecycle
If not already completed, the candidate will be required to undergo Fire Safety, H&S, and First Aid courses (all paid by the company).

Key Responsibilities:
Cleaning & Housekeeping
- Ensure all communal areas including reception, resident lounges, gym, corridors, lifts, terraces, kitchens, and external grounds are consistently clean, tidy, and presentable.
- Carry out apartment cleaning for move-ins, move-outs, and reactive cleaning requests.
- Support waste management processes, including keeping bin stores clean and moving bins internally and externally when required.
- Conduct regular inspections of communal areas and report any cleanliness or maintenance concerns promptly.
Maintenance Support
- Assist with light maintenance duties including changing light bulbs, light plumbing issues, minor repairs, and basic upkeep tasks.
- Support the maintenance team with resident service requests and ensure issues are resolved promptly and professionally.
- Assist with health and safety checks including smoke and carbon monoxide alarm testing, vacant apartment checks, and reporting hazards.
- Help maintain the external appearance and overall presentation of the property.
- Assist with move-ins, move-outs, and parcel management as required.
Resident Experience & Teamwork
- Deliver excellent customer service and build positive relationships with residents, guests, contractors, and colleagues.
- Respond to resident requests and complaints professionally and efficiently.
- Work collaboratively with the onsite management and maintenance teams to ensure the property consistently performs to a high standard.
- Report damages, maintenance concerns, incidents, and disturbances to management promptly.
- Adhere to all company health and safety policies and procedures.

Relevant Experience
- Previous experience in housekeeping, caretaker, facilities, maintenance, hospitality, or property management roles preferred.
- Experience within residential, hotel, or Build-to-Rent environments would be advantageous.
- Basic maintenance or facilities management experience desirable.

- Working as a team to ensure the building consistently performs at, or ahead of, organisation’s expectations.

Relevant Experience:
- At least 1 year’s experience in a maintenance/FM role or housekeeping.
Software:
- Good familiarity with Microsoft products but also experience in using particular ‘management software systems’ in a day job environment (not necessarily specific to property).
Qualification:
- Ambition/willingness to undertake and complete an industry-recognised qualification (costs to be covered by company).

Bonuses: The company will seek to pay bonuses to the candidate for meeting targets, with potential for further bonuses for outperformance. The assessment will be based on rents achieved, resident retention, unit turnaround and resident satisfaction surveys.

Working Hours:
- Five day working week based on-site, schedule is site specific.
- 40-hour, 5 day working week including every weekend (Saturday and Sunday) with 2 days off during the week working on a rota basis.
IT/Equipment: Mobile phone provided. IT equipment to incorporate lone working technology and tracking and protocols.
