Job Summary

 

Highly skilled Reactive Maintenance joiner to handle immediate, on-the-spot repair needs across our properties. Your primary focus will be responding quickly to unexpected equipment failures, structural damage, and utility malfunctions to restore normal operations safely. The ideal candidate thrives under pressure, excels at rapid diagnostics, and possesses broad expertise across multiple trades like plumbing, electrical, and carpentry.

Key Responsibilities

 

Emergency Response & Troubleshooting

  • Respond immediately to urgent repair requests, prioritizing critical failures like burst pipes, power outages, and broken security locks.
  • Diagnose the root cause of unexpected mechanical, electrical, and structural breakdowns quickly.
  • Implement interim safety measures to contain hazards before full repairs begin.

Repair & Restoration

  • Execute hands-on fixes across trades, including minor plumbing, electrical work, HVAC tweaks, and carpentry.
  • Manage work orders using our digital Computerised Maintenance Management System (CMMS).
  • Coordinate with specialized contractors when highly technical or regulated statutory repairs are required. [

Safety & Compliance

  • Adhere strictly to health and safety regulations, including local building codes, OSHA standards, and safe working procedures.
  • Identify asset risks during reactive tasks and report them to the preventive maintenance team.
  • Maintain tools and vehicles to ensure immediate readiness for emergency call-outs.

Required Skills & Qualifications

 

·Experience: Minimum 3–5 years of hands-on experience in building services, property maintenance, or a related field.

·Technical Knowledge: Strong working knowledge of Maintenance repairs

·Problem Solving: Exceptional ability to troubleshoot complex mechanical issues quickly under tight timelines.

·Communication: Excellent interpersonal skills to interact professionally with tenants, staff, and senior stakeholders.

·Availability: Must hold a valid driver’s licence and be willing to participate in a flexible out-of-hours on-call rotation.

Working Conditions & Physical Demands

 

  • Comfortable working in confined spaces, at heights (ladders/scaffolding), and outdoors in varying weather conditions.
