About the Opportunity 

Reporting directly to the General Manager, you’ll lead the operational and commercial performance of our Victorian Property Management division. 

This is far more than a traditional Team Leader role. You’ll be responsible for developing people, driving operational excellence, improving business performance and contributing to the strategic direction of one of Australia’s growing multi-state Property Management businesses. 

You’ll work alongside an experienced leadership team while being given genuine autonomy to influence the future direction of the department. 

 

Key Responsibilities 

As the Victorian Team Leader, you’ll be responsible for leading the operational and commercial performance of the Victorian Property Management business while developing a high-performing, engaged team. 

Your responsibilities will include: 

  • Lead, coach and develop a team of Property Management professionals, creating a culture built on accountability, collaboration and continuous improvement.  
  • Own the operational performance of the Victorian Property Management division, ensuring service standards, compliance and client outcomes remain a priority.  
  • Develop and execute strategic initiatives aligned with OpenCorp’s business objectives and long-term growth plans.  
  • Monitor departmental Profit & Loss performance, budgets and key commercial metrics.  
  • Analyse financial and operational reporting to identify trends, risks and opportunities, providing recommendations to senior leadership.  
  • Develop a strong commercial focus by forecasting workload, resource requirements and business performance to support sustainable growth.  
  • Drive continual improvement through technology, data, process optimisation and operational efficiencies.  
  • Build leadership capability through coaching, mentoring, succession planning and performance development.  
  • Lead performance conversations and create development plans that strengthen capability across the team.  
  • Ensure compliance with legislation, company policies and industry best practice.  
  • Champion exceptional client experiences through proactive service delivery, client retention initiatives and continuous improvement.  
  • Lead complex stakeholder conversations and confidently resolve escalations while balancing customer, team and business outcomes.  
  • Partner with cross-functional teams including Onboarding, Leasing, Finance, Acquisitions and Executive Leadership to deliver business initiatives and support company growth.  

 

About You

  • Strong Victorian Property Management experience.  
  • Demonstrated leadership capability with the ability to coach, influence and develop others.  
  • A genuine passion for building high-performing teams.  
  • A strong commercial mindset and an interest in how a business grows, scales and creates long-term value.  
  • The ability to think beyond your own portfolio and contribute to broader business performance and strategic outcomes.  
  • Confidence interpreting KPIs, operational reporting and business performance metrics.  
  • Strong strategic thinking and the ability to translate business goals into operational outcomes.  
  • Excellent communication, stakeholder management and relationship-building skills.  
  • Confidence making decisions, leading change and solving complex problems.  
  • A growth mindset with a desire to continually learn and develop as a leader.  
  • Strong understanding of Victorian property management legislation and compliance.  
  • Lead, strengthen and drive external new business pipelines  
  • Current Agent’s Representative Certificate (or equivalent).  
  • Current Australian Driver’s Licence.  

Leadership experience is certainly valued; however, we’re equally interested in candidates who demonstrate strong leadership behaviours, commercial thinking and the potential to grow into a significant leadership role.
