As Hampshire Villages continues to grow, we are investing in our future development capability and seeking an experienced and aligned Development Director to build and lead the next phase of our journey.  

This is a unique opportunity to shape a growing development function, influence strategic decisions and build the capability required to deliver increasingly complex master-planned communities. 

ABOUT THE OPPORTUNITY

Reporting directly to the CEO, Hampshire Villages, the Development Director will lead the strategic planning, feasibility, development and delivery of residential and land lease community projects across our national portfolio. 

This role is ideal for an experienced Development Director or a high-performing Senior Manager seeking the opportunity to step into a broader leadership role. 

You will balance long-term strategic thinking with practical operational execution, ensuring projects are commercially viable, fit for purpose, effectively delivered and aligned with our growth objectives. 

As a newly established team, you will have the opportunity to further build, nuture and develop your team over time, establish best-practice frameworks and help shape the future direction of Hampshire Villages. 

What you’ll be responsible for:

• Strategic Leadership: Development and execution, identifying and optimising the development pipelines, while providing commercial and strategic advice on growth and future projects. 
• Commercial Leadership: Lead development feasibility assessments and commercial analysis, evaluation and oversight of budget, forecasting and performance. Driving value creation while balancing resident experience and implementing practical risk mitigation strategies early. 
• Delivery & Operational Excellence: Oversee end-to-end development delivery from concept through to completion to a high standard, within budget and safely. Establishing best in class development governance and reporting frameworks and driving continuous improvements. Build and nurture strong working relationships with key stakeholders. 
• Leadership & Team Development: Coach and mentor team members to maximise capability and engagement, while establishing clear priorities, team rhythms and a collaborative high-performance culture.  

All About you:

You are a commercially minded development leader who enjoys both strategy and execution. You are equally comfortable discussing long-term growth opportunities with the executive team as you are solving operational challenges within active developments. 

Most importantly, you are passionate about people and culture, creating capability and helping people succeed. 

We’re looking for someone who can demonstrate: 

• 10+ years experience in residential, lifestyle, retirement, land lease community or similar property development environments. 
• Proven experience leading complex development projects from feasibility through to delivery. 
• Strong commercial acumen including feasibility modelling, budgeting, project costing and risk assessment. 
• Experience leading, coaching and developing teams. 
• A track record of improving systems, processes and operational performance. 
• Strong stakeholder management, negotiation and influencing skills. 
• Knowledge of development approvals, planning processes, compliance and WHS requirements. 
• High levels of adaptability and commercial judgement. 

Experience within the Land Lease Community sector is highly regarded, however we are also interested in speaking with exceptional development leaders from adjacent residential development sectors who can bring strong commercial thinking and leadership capability.
