Growthpoint Properties is seeking an experienced Senior Retail Leasing Executive to join its Retail team on a full-time, 12-month contract, based in its Sydney office.
The opportunity
Reporting to the Portfolio Manager – Retail, you will lead retail leasing activity across Growthpoint’s national portfolio, with a particular focus on Rundle Place and Central Park Mall. This role will be responsible for driving occupancy, income growth and tenant mix outcomes through disciplined leasing strategy, strong commercial execution and effective stakeholder relationships.
This is an opportunity for an experienced retail leasing professional to take ownership of key leasing strategies and transactions while working collaboratively across a high-quality national property portfolio.
Your work will include
- Develop and execute asset-specific leasing strategies, expiry profiles and tenant mix plans aligned with asset business plans, budgets and portfolio strategy.
- Lead leasing strategy and pipelines for Rundle Place and Central Park Mall, including major deals, remixing and redevelopment initiatives.
- Negotiate new leases, renewals, relocations, surrenders, variations and Heads of Agreement within approved commercial parameters.
- Proactively source national, mini-major and specialty retailers through established relationships, direct canvassing, brokers and external agents.
- Analyse retailer sales, occupancy costs, catchment trends, competitor activity and category performance to identify opportunities and address underperformance.
- Provide leasing assumptions to support budgets, valuations and business plans, while maintaining accurate pipeline forecasts and risk and opportunity reporting.
- Maintain strong governance across leasing approvals, Retail Leases legislation, documentation, system data, expiry profiles and critical dates.
- Build trusted retailer relationships and work closely with Asset Management, Centre Management, Legal, Finance, Projects and Tenant Delivery.
- Lead leasing team workflow, performance and capability, fostering accountability, collaboration and continuous improvement.
- Provide commercial leasing advice to support refurbishments, redevelopments, acquisitions, disposals and due diligence activities.
What will make you successful
You’ll bring around 5 to 7+ years’ retail or shopping centre leasing experience, ideally gained with an institutional or major private landlord, retailer or agency, together with a strong track record negotiating new leases, renewals and remixing across retail assets.
You’ll understand the commercial drivers behind successful retail leasing, including rent structures, turnover rent, incentives, occupancy costs and tenant mix, and bring established relationships across national, mini-major and specialty retailers, franchise groups, brokers and leasing agents.
More importantly, you’ll bring a commercial and proactive mindset. You’ll enjoy understanding what makes an asset and its retailers perform, building strong relationships and identifying opportunities that deliver the right outcome for both the asset and the broader portfolio.
A tertiary qualification in property, business, commerce, law or a related discipline will be highly regarded.
