Description

This is full-time contract role of approximately 11 months (until 30 June 2027) working from our Sydney office. Travel is required.

The role will oversee and manage the daily operations of a nominated Growthpoint property portfolio (“managed portfolio”). You will act on behalf of Growthpoint to preserve the value of our properties whilst generating income.

Responsibilities:

  • Oversee external service providers including property managers, leasing and sales agents, to ensure high‑quality service delivery and strong portfolio outcomes
  • Manage the leasing process, including direct negotiations with sitting tenants, leasing campaigns, ensuring properties are fully leased to quality tenants while maintaining low arrears and lease compliance.
  • Lead the preparation, oversight and delivery of OPEX, CAPEX, and income budgets, and manage the delivery of CAPEX works and projects (in conjunction with Growthpoint’s project management team) within approved timeframes and budgets
  • Prepare asset management reports
  • Assist the capital transaction process (acquisitions and disposals)
  • Review, oversee and approve external valuations and assist with internal valuations
  • Assist with the preparation of the Annual Report, ASX Announcements, monthly Board Reports, Fund Reports and other reports and investor property inspections as required
  • Ensure properties are fully leased, to quality tenants, maintained to a high physical standard, compliant to relevant statutory and compliance requirements with asset management strategies that maximise the income and value to security‐holders through the lifecycle of the property and its improvements
  • Ensure the timely payment of rent to minimise arrears
  • Develop and maintain strong Tenant Customer relationships and actively promote and participate in tenant engagement activities across the managed portfolio
  • Maintain an up‐to‐date knowledge of market trends and opportunities, identify portfolio opportunities, drive sustainability best practice and support broader coordinated initiatives as required.
  • Any other duties as directed by the Company.

Skills and experience:

  • 5+ years’ experience in property asset management within institutional property investment (essential).
  • Expertise in Australian markets and property asset classes, maintaining a strong network of market contacts and applying commercial insight to recommendations and deliverables.
  • Strong business relationships, proactively anticipating client needs and taking action to meet them.
  • Proven track record in lease negotiations.
  • Proficient with investment modelling platforms including Yardi, MRI IM, and Forbury.
  • Collaborative team member who contributes to a constructive feedback culture.
  • Communicates openly and transparently, tailoring messaging effectively to different audiences.
  • Delivers results in fast‑paced environments, balancing multiple priorities, adapting to change, and consistently producing high‑quality, accurate work.
  • Approaches complex problems proactively, clearly articulating competing factors and developing well‑reasoned solutions.
