Reporting to the Senior Manager – All-age Community, you’ll work across Property, Marketing, Finance, Operations and Sales to provide the commercial insights that help us make informed pricing and revenue decisions.

What’s the role?

This is a role for someone who enjoys getting beneath the numbers and understanding why performance is changing and what we should do about it.

You’ll take ownership of pricing governance and performance analysis across our portfolio, monitoring demand, occupancy, conversion and market trends to identify opportunities to optimise revenue.

Your responsibilities will include:

  • Managing dynamic pricing across the portfolio, maintaining pricing accuracy and integrity across websites, property portals, OTA platforms, internal systems and marketing channels.
  • Analysing revenue and portfolio performance, including occupancy, enquiries, conversion, seasonal trends, ADR and campaign ROI to identify opportunities and emerging risks.
  • Building market and competitor intelligence, monitoring rate positioning, demand trends and pricing elasticity to inform commercial recommendations.
  • Turning data into actionable insights, developing dashboards, benchmarking and analysis that support leadership decision-making, budgeting and revenue forecasting.
  • Supporting tactical marketing and revenue initiatives, identifying opportunities across digital and other channels and working cross-functionally to improve occupancy and commercial performance.

What’s it like working for Eureka?

One day you could be analysing occupancy and conversion trends to understand why a particular property isn’t performing as expected. The next, you’ll be benchmarking competitor pricing, adjusting rates across the portfolio or working with Marketing and Operations on an opportunity to drive demand.

You’ll have access to the numbers, but we want someone who can go further than reporting them. You’ll be expected to interpret what the data is telling us, identify the commercial opportunity and confidently recommend what we should do next.

Is this role right for you?

We’re looking for someone who combines strong analytical capability with commercial curiosity and the confidence to turn insights into action.

You’ll ideally have:

  • 3-5 years’ experience in pricing, revenue management or commercial analysis, ideally within property, real estate, accommodation, tourism or another multi-site portfolio environment.
  • Strong analytical and numerical capability, with advanced Excel skills across modelling, pivot tables, trend analysis and interpreting complex datasets.
  • Experience analysing pricing, occupancy, demand, conversion and market performance, with the ability to translate findings into clear commercial recommendations.
  • Exposure to dynamic pricing, revenue management, CRM, marketing or property management systems, with strong attention to data accuracy and systems discipline.
  • Strong stakeholder and organisational skills, with the ability to work independently while partnering effectively across Property, Operations, Marketing, Finance and Sales.

A tertiary qualification in Real Estate Practice, Marketing, Business Administration, Property Services or a related discipline is preferred, although equivalent relevant industry experience will also be considered.
