Property Manager

Belmo Group is looking for an experienced Property Manager to join our growing residential team and take ownership of a boutique, high end portfolio within one of Newstead’s most sought after waterfront developments.

This is an opportunity to step into something a little different from the traditional Property Management role. You won’t just be handed a portfolio and left to manage it. You’ll be part of building it. You’ll work onsite alongside our Building Manager, Concierge and wider management team, giving you the opportunity to build genuine relationships with owners, tenants and residents while providing a high level of service from the moment they walk through the door.

There are currently approximately 30 properties in the management pool, with the opportunity to grow to approximately 60 properties across two buildings. You’ll be involved from the ground up – helping us sign new clients, onboard properties, lease apartments and grow the residential portfolio as the development progresses.

The role will commence as permanent part time, with a clear pathway to transition into a full time position once the second building is completed and the portfolio grows.

About the role

This is an end to end Property Management position where you’ll have genuine ownership of your portfolio and the relationships you build. You’ll manage the full property management lifecycle while working closely with an experienced onsite team, including:

• Managing strong and trusted landlord and tenant relationships
• Leasing and onboarding new properties
• Conducting entry, exit and routine inspections
• Managing maintenance, repairs, arrears and lease renewals
• Providing proactive communication and exceptional customer service
• Resolving issues and finding solutions before they become problems
• Working closely with the building manager and concierge to provide a seamless experience for owners and residents
• Assisting the management team to grow the building’s rental pool and sign new clients
• Contributing to a positive, accountable and high performing team environment
• Trust accounting and end of month disbursements

About you

We’re looking for someone with strong property management experience who takes pride in their work and genuinely enjoys building meaningful relationships. You’ll be confident managing your own portfolio while also thriving as part of a collaborative team. Working alongside our onsite front desk team, you’ll enjoy the energy of an award-winning, luxurious lobby as your working space, just seconds from the water.

You’ll bring:

• Previous residential Property Management experience
• A current Queensland Real Estate Registration Certificate
• Strong knowledge of Queensland tenancy legislation
• Excellent communication and stakeholder management skills
• Strong organisational and time management skills
• Exceptional attention to detail
• A proactive, solutions focused approach
• The confidence to take ownership and make decisions
• A genuine commitment to providing an exceptional experience for your owners and tenants
• A current Queensland driver’s license
• Experience with Property Me or other cloud-based property management systems will be highly regarded
