About the organisation 

He Waka Tapu is a Kaupapa Māori organisation who have been supporting individuals and the community for over 20 years. He Waka Tapu works to increase the health and wellbeing of Whānau. 

Our properties include:  

  • Ahikā (10 Rental Units) 
  • Te Waka Pages Road (Our main site Ōtautahi) includes Te Aranga (Our GP Clinic)  
  • Tinana (Our Community Gym)  
  • He Waka Tapu Hakatere (Our rural offices in Ashburton)  
  • Mauri Ora Experience (MOE) residential (Our AOD supported accommodation whare) 

About the role  

The Property Administration Coordinator will be at the forefront of ensuring all He Waka Tapu properties are safe, compliant, and well-maintained. This dynamic role involves managing tenancies for our Ahikā rental units, supporting tenants, overseeing property maintenance, and ensuring compliance with relevant regulations, all while aligning with our Kaupapa Māori values.  

 

Key Responsibilities include:  

Tenancy Coordination and Support 

  • Oversee tenancy agreements for Ahikā’s 10 units and other HWT properties. 
  • Support tenants with tenancy-related issues to ensure a smooth and positive experience. 
  • Provide guidance and support to tenants, helping them understand their rights and responsibilities. 
  • Assist with resolving tenancy disputes and concerns. 

Property Maintenance 

  • Coordinate regular maintenance and repairs across all HWT properties, including Hakatere, Tinana, MOE Supported Accommodation, and the main site at 161 Pages Road. 
  • Implement preventative maintenance plans to ensure properties remain in top condition. 
  • Liaise with contractors and tradespeople for timely and quality work. 

Compliance 

  • Ensure all properties meet health and safety standards and comply with relevant regulations. 
  • Manage property-related documentation and compliance records. 
  • Conduct regular audits to ensure ongoing compliance. 

Skills and experience 

  • Experience in property management or a related field. 
  • Understanding of tenancy laws and regulations. 
  • Excellent communication and interpersonal skills. 
  • Ability to manage multiple properties and tasks effectively. 
  • Commitment to our Kaupapa Māori values and principles.
