The Role

We have roles available across a range of experience levels for Property Managers looking to be a part of a team that does things differently. You will work within Milk Chocolate’s national Property Management division, and be responsible for managing a portfolio of residential properties across multiple states from our Sydney HQ. As a Property Manager, you will deliver consistent, high-quality property management services to landlords and tenants, working within a centralised model supported by on-the-ground field agents in each state. With a current portfolio of 180 properties across ACT, NSW, QLD, SA, VIC, and WA – and continued growth of approximately five properties per month – this role is integral to maintaining service quality and client satisfaction as we scale.

What this looks like in practice

You will be responsible for the day-to-day management of your allocated portfolio, including:

• Managing a portfolio of properties across multiple states, ensuring consistent and high-quality service delivery
• Coordinating with on-the-ground leasing agents to manage routines, in-goings, outgoings, and open homes
• Acting as the primary liaison between tenants and property owners, ensuring clear, proactive communication
• Managing maintenance requests and coordinating repairs in a timely manner, with support from our Maintenance Coordinator in our Projects team
• Managing arrears, lease renewals, and general portfolio performance
• Ensuring all compliance requirements are met across multiple jurisdictions
• Supporting leasing campaigns to ensure properties are rented efficiently with minimal vacancy
• Assisting in onboarding new landlords and tenants into the portfolio
• Updating and maintaining all Property Management systems and tools

Skills & qualifications

• NSW Class 2 Licence (essential)
• Minimum 2 years’ experience in property management (essential) – experience across multiple states is a plus
• Proven experience managing end-to-end portfolios
• Experience attending and managing matters through tribunal
• Strong interpersonal and communication skills
• Strong negotiation and conflict resolution abilities
• Proficiency with systems including PropertyMe, Inspect Real Estate, Tapi, Inspection Express, FlkItOver, and Google Workspace
• Ability to adapt to new technology and processes, and a willingness to learn 
• High level of organisation and attention to detail, and the ability to adapt to changing properties 
• Ability to work both independently and within a team environment
• Solid understanding of relevant legislation, with willingness to learn and adapt across multiple states
• While our portfolios are primarily residential, exposure to commercial Property Management is a plus
