Are you a commercially driven operational leader who knows how to run a business while building the infrastructure it needs to scale?
Eureka is entering a significant period of growth across our All-Age Communities portfolio, and we’re looking for an experienced General Manager to lead it.
This is a maternity leave contract with responsibility for the performance, people, operating model and growth of our Evera and Escapes portfolios. While there may be opportunities for ongoing employment with Eureka beyond the contract period, permanency would be in another position, not this role.

What’s the role?
Reporting directly to the Chief Executive Officer, you’ll own the Evera and Escapes portfolios end-to-end, including their P&L, operating model, people and growth.
You’ll lead through a team of Regional Managers across a geographically dispersed national portfolio, ensuring our current communities perform to plan while building the operational infrastructure needed to successfully absorb future growth.
Your key priorities will include:
- Own portfolio performance and P&L, driving occupancy, rental growth, tourism and short-stay revenue, pricing, yield, margin and cost performance across both revenue streams.
- Build and embed a scalable operating model, standardising how communities are staffed, administered, measured and supported while creating the operational and administrative infrastructure required for future growth.
- Lead growth through acquisition and development, including operational due diligence, 30/60/90-day integration, post-acquisition stabilisation and activation of new development releases while communities continue trading.
- Lead mixed-use commercial operations, balancing permanent rental, tourism and short-stay accommodation while protecting the experience of residents and guests.
- Build leadership capability and accountability, developing Regional and Community Managers, strengthening succession and creating a high-performing culture across a dispersed national workforce.
- Partner closely with Finance, Development, Capital Transactions, Sales & Marketing, People & Culture, Safety and Technology to ensure growth is commercially sustainable and operationally executable.
You’ll also provide clear insight to our executive leadership and Board, reporting on portfolio performance, growth delivery, risk and outlook.

Our All-Age portfolio is expected to more than double over the coming years. Acquired communities bring different systems, processes and operating practices that need to be stabilised and integrated. Is this role right for you?
We’re looking for an accomplished general manager who has operated at genuine business-line or segment level, rather than solely managing a regional or functional portfolio.
You’ll ideally bring:
- 10+ years’ senior operational leadership experience, including significant experience leading through a management layer across a geographically dispersed, multi-site portfolio.
- Demonstrated ownership of a business-line or segment P&L, with strong commercial capability across occupancy, pricing, revenue, cost management, budgeting and margin optimisation.
- Experience across residential rental, land lease or community housing, together with short-stay, holiday park, tourism, hospitality or accommodation operations, ideally within a mixed-use environment.
- A track record of designing and embedding operating models, administrative structures and standardised processes within a growing or transforming multi-site business.
- Demonstrated acquisition, due diligence and integration experience, ideally alongside staged development, site activation, leasing or sales.
- Strong leadership capability, with experience developing autonomous leaders, strengthening succession and creating accountability across dispersed teams.
- Credibility with executive and Board-level stakeholders, alongside strong safety, risk, compliance and governance capability.
A relevant tertiary qualification in business, property, commerce or a related discipline is desirable, as is working knowledge of residential tenancy and WHS obligations across multiple Australian jurisdictions. Frequent national travel is an inherent requirement of the role.
