The job
You run the project division and you’re responsible for its P&L. Two types of work come through: buildings we’ve manufactured and sold, and buildings we hire out. Both have to get to site, get installed and get handed over, and it’s your job to make that happen on time, on budget and at the right margin.
You’ll own the whole job, start to finish: site setup, transport and craneage, subbies, contracts, program and compliance. You quote it or price it, you plan it, you run it, and you close it out with the client. When something goes wrong on site, you’re the one who sorts it.
Where the role’s headed
The division is small right now, so on day one you’ll be hands-on. You’ll be running the installs, managing the contracts and watching the P&L yourself, not managing a team that’s already there. We’d rather be straight with you about that up front. As the work grows you build a team under you and move into leading it. It’s a chance to shape the division from the start and grow it as fast as you can deliver. If you want a big, established department to walk into, this isn’t it.
What you’ll be responsible for
- The division’s P&L: revenue, cost and margin.
- Delivering both streams of work: installs for buildings we’ve sold, and installs for buildings we hire out (including de-hire and relocation).
- Running site installs end to end.
- Site logistics: transport, craneage, site prep, service connections, sequencing.
- Picking subcontractors, coordinating them and keeping them to standard.
- Contract admin on head contracts and subcontracts: scope, variations and claims.
- Program and cost control against a budget you own.
- Council, permits and compliance (NCC, Victorian OHS).
- Keeping the client informed through to handover, defects and sign-off.
What we need from you
- Project or site management experience in construction, civil, modular or prefab.
- Projects you’ve personally run and delivered on time, on budget and on margin.
- Enough commercial nous to read a P&L and keep the job profitable without being chased.
- Willingness to be hands-on now and build a team later.
- Solid contract admin and subcontractor management.
- A working knowledge of building compliance and Victorian OHS.
- Current driver’s licence and happy to travel to sites.
- Construction White Card.
- Clear communication and a habit of sorting problems out yourself.
Handy to have
- Experience with modular, portable or prefab buildings.
- Experience running a P&L, a cost centre or a division.
- Experience getting a team or a function up and running from scratch.
- Familiarity with building hire or rental work.
- Cert IV or Diploma in Building & Construction, or a project management qualification.
- MS Project (or similar) and some ERP experience.
- Registered Building Practitioner or other tickets.
