Job title: Maintenance Operative

Location: Nottingham

Terms: Full-time Monday – Friday with occasioanl weekend work required

Salary: £29,000.00 – £32,000.00

The Role

Maintenance operatives have diverse roles at YPP, so workloads vary from day to day. Our work consists mainly of general residential and commercial property maintenance repairs, grounds maintenance, refuse removal, plumbing, joinery and other similar tasks.

Key Tasks

• Carrying out initial inspections following the report of fault(s) and making repairs where appropriate.
• Carry out general residential and commercial property maintenance.
• Conducting risk assessments for each job before works are carried out.
• Carrying out all duties with due regard for safe working practices, Health and Safety Regulations and COSHH and at all times safeguarding yourself, our tenants, staff and members of the public.
• Carrying out testing of equipment to comply with HSE requirements, including but not limited to fire alarms, emergency lighting and fire extinguishers, for which training will be provided.
• Carrying out portable appliance testing as required.
• Assessing problems that require professional attention and reporting back to management.
• Regularly inspecting utility supplies and providing meter readings for the purposes of monitoring consumption.
• Carrying out minor electrical maintenance, such as bulb replacement, changing plugs and fuses on electrical fittings and ensuring that the correct fuse rating is used.
• Maintaining a clean site, including removal of litter and graffiti when found.
• Undertaking works such as hanging doors, changing locks, replacing laminate flooring and repairing broken items such as beds, kitchen cabinets and wardrobes.
• Ensuring that all tools and equipment are maintained in safe working order and used in accordance with manufacturer’s instructions.
• Replacing light fittings, switches, cooker hobs, extractor fans etc.

The successful candidates will also be expected to be available to work on call in the event of any emergencies.

Essential Skills

• Full UK Driving Licence.
• Basic plumbing & joinery experience.
• Good working knowledge of electricals.
• Experience in plastering, painting and decorating
• Results-oriented and ability to take ownership of responsibility.
• Excellent communications skills & client focused.
• Knowledge of BMS or similar heating systems.

Desirable Skills

• Experience in plastering (desirable but not essential).
• Experience working within student accommodation, residential, or commercial property environments.

Note that this role will require travelling to our other locations.
