This is a coaching job, through and through.
We’re looking for a hands-on Sales Manager who’ll spend most of the day on the sales floor – listening to live calls, coaching in the moment, holding the team to the standards that win business, and having the firm conversations when they’re needed.
This role lives or dies on what happens with a headset on – breaking down a call with a consultant five minutes after they’ve finished it, spotting the moment a deal starts to slip, and stepping in before it does. If that’s where you do your best work, we want to hear from you.
Who you’ll be working for
Property Hub started life as the UK’s first property podcast back in 2013. Today, The Property Podcast pulls in 300,000+ monthly downloads, we’ve written four of the UK’s leading property investment books, and Property Hub Invest works with housebuilders and developers across the country to bring off-market buy-to-let opportunities to our clients.
We’re content-led, marketing-led, and growing fast. The sales team is how we turn that reach into deals – which is why we need the right person leading it.
What you’ll do day to day
You’ll report to the Managing Director and own the performance of our investment sales consultants. On a typical day, you might:
- Sit on the sales floor and listen to live calls – coaching in the moment, while the call is still fresh
- Run focused one-to-ones built around specific call examples from that week
- Have the direct conversations when activity, behaviour or numbers slip
- Spot the patterns in what’s working (and what isn’t) and coach the team into them
- Run team huddles that lift energy and sharpen focus
- Interview and onboard new consultants as the team grows
- Work with sourcing, marketing and finance to land launches and campaigns smoothly
You’ll know your team’s numbers inside out – but you won’t live in spreadsheets. We have systems for that. Your value is on the floor, in the calls, and in the conversations.
Who we’re looking for
You don’t need a property background. We’ve built one of the best property investment audiences in the UK – we can teach you the product. We can’t teach you how to lead a team. So we’d love to hear from sales leaders coming from wealth management, financial services or IFA networks; premium B2C (auto, private education, fractional ownership, aesthetics, luxury goods); deeply consultative recruitment – or any sector where high-ticket, advisory, relationship-led sales is the norm.
You’re a sales leader, first and foremost. The sector you’ve led in matters less than how you lead.
You’ll bring:
- A track record of building, coaching and holding accountable high-performing sales teams
- A deep love of coaching – you’d rather take a consultant from good to great than close a deal yourself
- The ability to get buy-in and have the firm conversations when needed (most people can only do one)
- A hands-on, lead-by-example style – your credibility comes from being in it alongside the team
- Sharp instincts for what makes a great consultative sales conversation – listening, questioning, handling objections, building trust over time
- Comfort in a fast-moving, content-led business where things change quickly

Location: Manchester office (Tuesday to Thursday in office, hybrid the rest of the week)
Basis: Full time, permanent
Reports to: Managing Director
