Description

The Commercial Project Manager is responsible for the full coordination, planning and successful delivery of commercial glazing, window and door projects from contract award through to client handover.

This leadership position manages a multidisciplinary team comprising Designers and Surveyors, a Procurement Lead, Site Management and Installation Teams, and a Commercial Administrator. The Project Manager ensures that each stage of the project, from design and procurement to manufacture, installation, testing, and close­out, is delivered safely, efficiently and to programme.

The Project Manager will prepare and maintain the full project programme, oversee subcontract and supplier procurement, coordinate with the Manufacturing Director on production and phased deliveries, and take overall responsibility for quality, safety and financial performance.

Project Planning & Programme Management;

• Prepare, manage and maintain a comprehensive project programme covering the full value chain: design, procurement, manufacture, logistics, installation and handover. • Identify and manage key dependencies, risks and the project critical path. • Coordinate programme integration across departments and external stakeholders. • Regularly update progress and forecasts, issuing recovery plans where required. • Communicate programme information clearly to clients, subcontractors and the internal team.

Design & Surveying Oversight

• Oversee Designers and Surveyors to ensure all technical drawings, calculations and surveys are accurate and compliant. • Ensure submissions meet Building Regulations, CWCT, fire, acoustic and thermal standards. • Ensure design information is issued to procurement and manufacturing in line with programme requirements. • Review and approve technical submissions and drawing packages before client issue. • Manage design coordination, interface details and approval cycles.

Procurement & Subcontract Management

• Oversee and coordinate the Procurement function, ensuring material requisitions and purchase orders are accurate and placed on time. • Place and authorise all subcontract orders for relevant trades from the approved company list in accordance with company policy. • Verify that all subcontractors are vetted, insured and approved before appointment. • Define clear scopes, deliverables and payment terms for each subcontract order. • Maintain and update a procurement schedule linked to the master programme. • Track supplier and subcontractor performance, resolving any issues that may impact programme or quality.

Manufacturing & Logistics Coordination

• Work closely with the Manufacturing Director to coordinate timed and phased production and deliveries, ensuring factory capacity aligns with project demands and programme requirements. • Communicate forecast production and delivery schedules to manufacturing and logistics teams. • Ensure any programme changes, design updates or access restrictions are communicated to avoid capacity or scheduling conflicts. • Verify that delivery phasing supports safe and efficient installation on site. Monitor the interface between production readiness and site readiness, adjusting sequencing as necessary.

Comrnercial & Financial Management

• Oversee project cost control, forecasts and budget tracking. • Review and approve subcontract orders in accordance with project scope and budget. • Review, sign off and approve all subcontractor valuations and payment applications, ensuring accuracy and alignment with site progress and contractual terms. • Provide the Commercial Contracts Manager with comprehensive and accurate project information to enable the preparation and submission of monthly client valuations and applications for payment. • Monitor variations, early warnings and contractual communications in accordance with contract requirements. • Monitor and manage project cash flow in relation to subcontractors and suppliers, ensuring timely valuation processing and payment in line with contractual terms. • Work with the Commercial Administrator to maintain clear and accurate financial documentation.

Personal Specification;

Essential:

• CSCS (Manager level) and SMSTS qualified • Proven experience managing commercial glazing, window, or facade projects • Strong leadership, planning and coordination skills • Experience preparing and managing project programmes covering the full value chain • Demonstrated ability to place subcontract orders and approve valuations/payments • Experience coordinating with manufacturing or production teams • Sound commercial awareness and contract understanding • Knowledge of COM Regulations and Construction Phase Plans • Proficient in Microsoft Office and MS Project (or similar) • Full UK driving license

Desirable

• Experience with aluminium systems (e.g., Schuco, Reynaers, AluK, Senior, Technal) • Familiarity with CWCT standards and facade performance testing • Experience using ERP or project management systems
