Description

Health & Safety Manager, Multi & Single-Family Housing

South Manchester | £75,000 | Reports to the COO

People live in these buildings. That’s the standard.

We’re building a new UK residential platform, backed by the experience and scale of one of Europe’s largest residential operators, but shaped here with real ownership and a clear point of view. We’re growing fast, putting structure in place as we go, and the foundations we lay now will define how this business performs for years.

Safety is the first thing we want to get right. We’re looking for a Health & Safety Manager to make it something felt in every building, every team and every decision, not a compliance function sitting off to one side.

The role

The Building Safety Act has raised the bar, and fire safety obligations are more demanding than ever. With higher-risk buildings in the portfolio, you’ll own that agenda, and you’ll build the function as you run it. That means:

  • Leading fire safety strategy across the portfolio, with risk assessments current and every action closed out or planned
  • Owning Building Safety Act compliance, including higher-risk buildings, accountable person duties and the golden thread
  • Keeping statutory testing, servicing and certification scheduled, completed and evidenced, with no gaps
  • Closing the gap between what we say we do and what actually happens on the ground
  • Owning incident investigation and root cause analysis, and using patterns to drive systemic improvement
  • Working shoulder to shoulder with operations, estates and maintenance, finding the safe way to get things done
  • Giving senior leadership an honest picture of where things stand, to inform rather than reassure

You must have:

  • Hands-on high-rise residential experience, with a proven track record managing safety in occupied high-rise buildings
  • Multi-site residential health and safety experience at scale
  • Strong working knowledge of fire safety legislation and the Building Safety Act
  • A track record of embedding safety into operational practice, not just writing the policies
  • Experience running statutory compliance programmes across multiple properties, with clear audit trails
  • NEBOSH or equivalent (additional fire safety qualifications are an advantage)
  • Comfort creating process where none exists yet

And you’re someone who:

  • Is an enabler, not a blocker, and is known for finding the safe route
  • Takes personal accountability and sees things through when they get difficult
  • Can explain a complex obligation to an operations manager or a board with equal clarity
  • Takes the safety of residents personally

What it will take

This isn’t a business built for comfort; it’s built for performance. Priorities compete, deadlines don’t move and not everything is defined yet. You’ll hold difficult conversations with pressured teams, underperforming contractors and leadership, and you’ll do it clearly and without flinching. In return, you’ll have real scope, real influence and the chance to build something properly from the start.

Our values are simple: stay grounded, use your judgement, own it, play the long game.
