Description
Health & Safety Manager – Residential Property
Location: South Manchester / Stockport
Company: Four Corners
Job Type: Permanent, Full-Time
Help us build a safer, stronger future in residential property.
Are you an experienced Health & Safety professional who wants to make a genuine impact, influence decisions and shape how safety is delivered across a growing property portfolio?
At Four Corners, we’re looking for a commercially minded, proactive and hands-on Health & Safety Manager to take ownership of health, fire and building safety across our expanding residential portfolio.
This isn’t a role where you’ll simply maintain policies, monitor spreadsheets or tick compliance boxes.
We’re looking for someone who wants to make a difference. Someone who understands that great health and safety management is about protecting people, supporting operations and finding practical solutions that enable a business to perform at its best.
You’ll have the opportunity to build and influence our approach to health and safety, work closely with senior leadership and play an important part in shaping the future of an ambitious and growing organisation.
If you’re passionate about making safety part of how a business operates, rather than something that sits alongside it, we’d love to hear from you.
About Four Corners
Four Corners is an ambitious and growing residential property business, focused on delivering high-quality homes and creating communities where people genuinely enjoy living.
Operating across the single-family and multi-family housing sectors, we’re building a business with strong foundations, clear standards and a commitment to long-term success.
As we continue to grow, we’re investing in the people, systems and expertise that will support our future.
Our approach is straightforward: stay grounded, use your judgement, own it and play the long game.
We value people who take responsibility, challenge constructively, find solutions and want to be part of building something successful.
The Opportunity
As our Health & Safety Manager, you’ll take the lead in ensuring that health, fire and building safety standards are consistently achieved across our residential portfolio.
Working directly with our Head of Estates and alongside our operations, estates and maintenance teams, you’ll be a trusted adviser who combines strong technical knowledge with a practical, solutions-focused approach.
You’ll have the autonomy to shape policies, strengthen compliance frameworks, develop our safety culture and ensure we’re not just meeting regulatory requirements but continually improving how we operate.
With a growing portfolio and an evolving business, this is an exciting opportunity for someone who enjoys variety, responsibility and the chance to make their mark.
What You’ll Be Doing
Leading Health, Fire & Building Safety
- Take ownership of health and safety compliance across our residential property portfolio.
- Lead our fire safety strategy, ensuring fire risk assessments are completed, actions are progressed and appropriate controls remain in place.
- Oversee compliance with the Building Safety Act and relevant building safety legislation, including higher-risk building requirements where applicable.
- Ensure statutory inspections, testing, servicing and certification are completed and appropriately recorded.
- Maintain clear oversight of compliance performance, identifying risks and driving timely improvements.
Building Standards & Driving Improvement
- Develop and implement practical health and safety policies, procedures and risk management frameworks.
- Help create a positive, proactive safety culture across the business.
- Identify opportunities to improve existing processes and introduce systems that support our continued growth.
- Deliver relevant health and safety training, guidance and support to colleagues.
- Ensure our approach to safety is effective in practice, not simply documented on paper.
Working in Partnership with the Business
- Work closely with operational teams to embed safety into everyday activities and decision-making.
- Provide clear, commercially aware advice that enables teams to achieve their objectives safely.
- Support contractor management, ensuring appropriate safety standards and safe systems of work are maintained.
- Build strong working relationships with colleagues, contractors and senior stakeholders.
- Act as a trusted source of expertise, offering practical guidance and constructive challenge when needed.
Managing Risk & Compliance
- Lead incident reporting, investigations and root cause analysis, ensuring lessons learned translate into meaningful improvements.
- Maintain and review health and safety risk registers across the portfolio.
- Monitor trends, identify emerging risks and implement preventative measures.
- Lead internal and external audits, ensuring findings are addressed effectively.
- Provide clear and meaningful health and safety reporting to the senior leadership team.
What We’re Looking For
We’re looking for someone who brings the right combination of technical expertise, commercial awareness and a genuine commitment to making things better.
You’ll ideally have:
- Proven experience in a Health & Safety management role, preferably within residential property, property management, housing or a related multi-site environment.
- Strong knowledge of UK health and safety legislation, fire safety requirements and the Building Safety Act.
- Experience managing statutory compliance across multiple occupied properties or buildings.
- A recognised health and safety qualification, such as NEBOSH or equivalent.
- Experience developing policies, procedures and compliance frameworks that work in a real operational environment.
- Confidence working with senior stakeholders and influencing decisions at different levels.
- Strong organisational skills, with the ability to manage competing priorities and maintain attention to detail.
- A proactive, solutions-focused approach and the confidence to challenge where necessary.
Additional fire safety qualifications or experience managing higher-risk residential buildings would be a distinct advantage.
More Than Just Technical Expertise
For us, how you work is just as important as what you know.
You’ll be someone who:
- Takes ownership: You take responsibility, follow things through and are comfortable being accountable for outcomes.
- Finds solutions: You understand operational pressures and look for the safest practical way forward rather than simply identifying obstacles.
- Builds relationships: You can influence, support and challenge colleagues in a way that builds trust and credibility.
- Thinks commercially: You understand that effective health and safety supports business performance as well as protecting people.
- Looks ahead: You’re proactive in identifying risks, improving standards and developing processes that will support future growth.
- Cares about people: You understand that behind every building and every compliance requirement are real people and their homes.
Why Join Four Corners?
This is more than an opportunity to manage health and safety. It’s a chance to help shape how a growing residential property business operates.
You’ll benefit from:
- Real influence: Work directly with senior leadership and contribute to important operational decisions.
- Autonomy and ownership: Take responsibility for your area and have the freedom to develop and improve our approach.
- An exciting growth journey: Join a business that’s evolving, expanding and investing in its future.
- Variety and challenge: Enjoy a broad role where no two days are quite the same.
- The opportunity to make an impact: See the difference your work makes to our colleagues, residents and the communities we serve.
We’re building a business for the long term, and we want people who are excited to be part of that journey.
