Description

Contracts & Procurement Manager, Multi & Single-Family Housing

Location: South Manchester

Reports to: Head of Estates

Salary: £60k plus bonus

Contract: Permanent, full-time

About us

We’re building a UK residential platform focused on homes and communities that work for real people, backed by the experience and scale of one of Europe’s largest residential operators. We’re growing quickly and putting structure in place as we go, so the foundations we set now will shape how the business performs for years to come.

Our values are simple: strong ownership, practical thinking and doing the right thing for residents.

It might be our house. But it’s their home. That’s the standard we hold ourselves to.

The role

This is a genuine build role. As our Contracts & Procurement Manager, you’ll create a commercially disciplined approach to procurement, supplier relationships and contract governance across our single-family and build-to-rent homes.

You’ll start by reviewing existing spend, contracts, contractor coverage and procurement controls. From there, you’ll establish a scalable framework for tendering, supplier onboarding, performance management and commercial assurance, balancing competitive pricing with safety, service quality, durability and whole-life value.

You’ll work closely with Maintenance, Health & Safety, Finance, Development and on-site teams. As our portfolio grows and we consider in-house, outsourced and hybrid service models, you’ll make sure the right suppliers, contract structures and data are in place to support good decisions and smooth mobilisation.

What you’ll do

  • Develop and implement a portfolio-wide procurement strategy covering reactive and planned maintenance, end-of-tenancy works, facilities management and specialist compliance services
  • Map existing contracts, supplier coverage and category spend, and plan for upcoming development handovers
  • Lead tendering, bid evaluation, negotiation and contract award, with transparent decisions and an auditable approval trail, including structured RFI and RFP frameworks
  • Establish standard scopes, specifications and schedules of rates, benchmark costs, and challenge excessive charges, variations and repeat expenditure
  • Set commercial objectives and KPIs for savings, cost avoidance, compliance and supplier performance
  • Own contractor compliance, ensuring insurance, certifications and accreditations are verified and renewed before expiry, with robust controls to prevent non-compliant contractors being instructed
  • Build a geographically resilient supplier network for dispersed homes and site-based services, with contingency cover for critical and emergency work
  • Introduce supplier scorecards, service-level reporting, purchasing controls and approval workflows, and identify opportunities for technology and automation
  • Provide commercial analysis of in-house, outsourced and hybrid maintenance models
  • Support budgets, forecasting and OPEX efficiency, and coordinate procurement of planned capital works and major replacements
  • Support commercial due diligence on acquisitions and new schemes
  • Work with operational teams to turn procurement decisions into reliable repairs, safe services and efficient move-in and move-out turnaround

About you

You’ll bring:

  • Substantial procurement, commercial or contract management experience across multi-site residential property, facilities management, maintenance or related built-environment services
  • A proven track record of tendering, negotiating and managing supplier contracts, schedules of rates and cost control across a dispersed estate
  • Strong analytical skills, including expenditure reporting, benchmarking, budgeting and whole-life cost evaluation
  • Knowledge of contractor assurance, procurement governance and relevant contract forms
  • Experience establishing scalable processes in a growing business, with confidence using procurement, finance and property management systems
  • A practical understanding of occupied homes and resident-facing service delivery

Experience in single-family housing or build-to-rent is preferred.

You’ll also have the judgement to protect value and service standards without slowing delivery, and the confidence to make proportionate decisions with imperfect data. You’ll be fair and constructive in difficult conversations with suppliers and colleagues, and you’ll earn trust through practical improvements rather than process for its own sake.

Why join us

You’ll shape a new platform from the ground up, with real ownership and the backing of an established operator. The decisions you make will directly improve the quality, safety and reliability of people’s homes.

Benefits include 1 day remote working, enhanced pension, Medicash, Life Assurance and much more.
