Role Overview:

As a Site Manager within Planned Maintenance, you will be responsible for the safe, effective and efficient delivery of planned maintenance, refurbishment and improvement works across a variety of contracts and programmes.

You will oversee works from commencement through to completion, ensuring projects are delivered to programme, budget and the high-quality standards expected by our clients. You will work closely with direct labour operatives, specialist subcontractors, clients, residents and internal project teams to ensure a well-coordinated and customer-focused service.

As a key representative of the business on site, you will provide clear and professional communication to clients and residents, ensuring they are kept informed throughout the programme and that any issues or concerns are dealt with promptly and effectively.

Responsibilities:

  • Manage the safe and efficient delivery of planned maintenance and refurbishment works to programme, budget and required quality standards.
  • Coordinate direct labour, subcontractors and site activities, ensuring works are completed in accordance with specifications and contract requirements.
  • Monitor programme, quality, health & safety and performance, identifying and resolving issues promptly.
  • Carry out regular site inspections and ensure defects, snags and outstanding works are effectively managed through to completion.
  • Maintain accurate site records, reporting and project documentation in line with company and client requirements.
  • Work closely with clients, residents, subcontractors and internal teams to ensure effective communication and customer satisfaction.
  • Support Resident Liaison Officers with resident engagement, access arrangements, complaints and programme updates.
  • Attend client and internal meetings, providing clear updates on progress, risks and actions.
  • Ensure compliance with relevant legislation, Building Regulations, health & safety requirements and company policies.
  • Act as a professional representative of Cardo Group, promoting strong relationships with clients, residents and supply chain partners.

You will need:

  • SMSTS.
  • First Aid at Work
  • A minimum of 5 years’ experience in a Construction Supervisory/Site Management role, ideally within planned maintenance, refurbishment or social housing.
  • A strong understanding of planned maintenance and refurbishment construction methods and technology.
  • Proven experience managing operatives and specialist subcontractors on live sites.
  • A strong understanding of health, safety and environmental requirements within construction and maintenance environments.
  • Good knowledge of relevant construction legislation, Building Regulations, statutory requirements and industry standards.
  • Understanding of contract documentation, specifications, reporting requirements and commercial awareness.
  • Experience monitoring programmes, identifying risks and taking appropriate action to maintain progress.
  • Experience carrying out site inspections and managing quality, defects, snagging and completion of works.
  • Strong IT skills and confidence using relevant systems to maintain accurate records and reporting.
  • A proven track record of career progression through engineering, trade, construction or maintenance roles.
  • Excellent communication and customer management skills, with the ability to work effectively with residents, clients, operatives and subcontractors.
  • A sound understanding of change management and project governance.
  • The ability to manage multiple priorities and programmes effectively.
  • A proactive approach with strong organisational and problem-solving skills.
  • A valid driving licence.
