As you’d expect you’ll be the first point of contact for all maintenance enquiries but more than that you’re a crucial part of the Centre team. You’ll be involved in the business Centre maintenance, helping us to provide award-winning service.

To assist in providing an outstanding service, we require an ongoing Maintenance Officer. You’ll be based in our Birmingham business Centre reporting to the Maintenance Operations Manager.

You’ll be dealing with clients every day so professionalism is of the utmost importance. .

Key Responsibilities and Accountabilities:

  • First line response to all maintenance issues on site including initial assessment and escalation
  • Ensure visual standards of the Centre are maintained to industry leading standards
  • Carrying out tasks assigned via Yardi FM ensuring work is compliant with company standards
  • To ensure the maintenance patrol is carried out on a weekly basis with the Centre team to flag any maintenance issues requiring attention
  • To assist the Centre Manager in carrying out client move ins/outs and ensure clients’ needs are met
  • Carry out general maintenance work in the Centre including (but not limited to):
    • Painting and decorating
    • Preparing walls for painting, sanding, filling etc
    • Installing and relocating floor boxes and laying carpet tiles (patch repairs, cutting in etc)
    • Relocating and building office furniture (desks, pedestals, tambours, chairs etc)
    • Fixing doors, door handles, locks, barrels, hinges, door springs, mag locks and closers
    • Client requests including hanging whiteboards, TV’s, clocks etc
    • Minor electrical works (changing lamps, DB checks etc)
    • Minor drainage and plumbing works (unblocking traps, changing taps, syphons, POU heaters, diagnosing pump issues etc)
    • Minor HVAC works (first line checks to HVAC systems, fault finding etc)
    • Minor security system works (first line checks to access control hardware, fault finding etc)
  • When required, to assist our Head Office teams with projects including renovation/remodelling of the Centre or ad hoc client requirements
  • Perform the monthly emergency light test throughout the Centre, maintaining records as required
  • Respond to emergency maintenance requests as required
  • ·Ensure stock levels are maintained, communicating any stock that needs ordering to Facilities
  • Performs outside custodial duties such as snow removal as required
  • To always behave in a manner consistent with BE Offices values and operational standards

While performing the duties of this job, the employee may be required to stand for long periods of time, use ladders or foot stools to reach high spaces, or kneel; crouch or crawl to reach spaces. The employee may frequently lift and/or be required to move more than 100 lbs. Specific vision abilities required by this job include close vision, distance vision, colour vision and depth perception.

At times, the employee may be exposed to moving mechanical parts, to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.

Personal Specification:

Experience – Proven experience as a handyman, maintenance operative, or builder, preferably in a hospitality setting (services offices, hotels etc) – Essential

Skills and Abilities – Ability to work without supervision – Essential

Ability to complete basic plumbing and electrical works – Essential 

Technical knowledge to recognise symptoms of disrepair and diagnose effective   remedial works – Essential

Ability to effectively communicate and remain professional at all times – Essential

Organisational skills and ability to prioritise jobs as required – Essential

Face-to-Face customer service skills – Essential

     

Work Requirements – Full time position (or equivalent) working business hours Monday to Friday – Essential

Occasional irregular hours (overtime) if required to meet business needs – Essential

Flexibility to travel to other Centres when needed – Essential
