Position Summary

The Construction Director is responsible for leading the construction execution phase of STACK’s data center development projects. This role coordinates contractors, designers, consultants, and vendors to ensure successful project delivery with respect to schedule, cost, quality, and safety.

During the construction phase, the Construction Director oversees shop drawing coordination, schedule control, quality management, and installation of mission-critical infrastructure including generators, UPS systems, switchgear, and cooling systems.

 

Roles & Responsibilities

Pre-Construction Planning

  • Constructability Review – Conduct constructability reviews for new data center development projects.
  • Develop preliminary construction strategies including temporary works and site logistics planning.
  • Master Construction Schedule – Prepare master construction schedules during early project development phases.
  • ROM Cost Estimate – Develop rough order of magnitude (ROM) construction cost estimates.
  • Provide construction input and constructability advice during design development.
  • Identify construction risks and schedule risks during early project planning.
  • ECI(Early Contractor Involvement) – Coordinate with contractors engaged under Early Contractor Involvement (ECI) arrangements.
  • Review contractor input and constructability recommendations during design development.
  • Facilitate coordination between design teams and contractors to ensure buildable solutions.
  • Evaluate contractor input on schedule planning, construction methods, and cost optimization.

 

Contractor Procurement

  • Support contractor procurement processes including selection of general contractors and specialty subcontractors.
  • Assist in preparation of RFP and tender documentation.
  • Evaluate contractor proposals including technical approaches and construction methodologies.
  • Review and compare contractor bids including pricing and delivery strategies.
  • Provide technical support during contractor negotiations and contract award.

 

Construction Execution

  • Coordinate construction activities with general contractors and specialty subcontractors.
  • Monitor construction progress and manage critical path activities.
  • Resolve on-site technical and construction issues.
  • Review shop drawings and fabrication drawings across architectural, electrical, and mechanical disciplines.
  • BIM coordination meeting – Lead BIM coordination meetings and manage clash resolution.

 

Data Center Infrastructure Coordination

  • Coordinate installation of generator systems.
  • HV / MV / LV Switchgear – Coordinate installation of electrical distribution infrastructure.
  • Manage installation of UPS and STS systems.
  • Chillers / CRAH – Coordinate installation of cooling infrastructure.
  • Coordinate installation of fuel and supporting infrastructure.

 

Owner Supplied Equipment Integration

  • Manage installation and integration of owner-supplied equipment.
  • Coordinate equipment delivery logistics and construction interfaces.
  • Coordinate technical interfaces between vendors and contractors.

 

Commissioning Coordination

  • Support commissioning preparation including FAT, SAT, IST and integrated systems testing.
  • Support integrated systems testing across infrastructure systems.
  • Manage construction completion in preparation for Ready for Service milestones.

 

Quality & Safety Management

  • Ensure construction quality standards are implemented.
  • Conduct site inspections and quality reviews.
  • Ensure construction safety standards and site safety management practices are followed.

Project Coordination

  • Coordinate IT fit-out and fit-out construction activities.
  • Coordinate utility infrastructure requirements with power utility providers.
  • Prepare construction progress reports and communicate updates to project stakeholders.
  • Provide construction leadership and technical support to the Project Director / Project Manager.
  • Career Development Gain specialized knowledge in construction project management and data center development through participation in STACK’s data center projects.
  • Develop document control and project coordination skills through collaboration with internal teams, consultants, and contractors.

Required Qualifications

  • 10+ years of experience in construction management with a general contractor or engineering contractor.
  • Experience equivalent to site manager or construction section manager
  • Expertise in architectural, electrical, or mechanical systems.
  • Experience managing schedules for large-scale construction projects.
  • Professional working proficiency in Japanese.
  • English proficiency is not required but would be considered an advantage.

Preferred Qualifications

  • Experience in administrative support for Data Centre or mission-critical IT fit-out projects is highly desirable
  • Experience working in hyperscale or colocation data centre environments is an advantage
  • Experience with BIM coordination processes
  • Experience with construction project management platforms such as PROCORE, Aconex, or Autodesk Construction Cloud.
  • Experience using other project management applications is also welcome
