PURPOSE OF THE POSITION:
To ensure a safe, comfortable and liveable environment for residents by carrying out skilled DIY & general maintenance work involving all aspects of facility maintenance, both interior and exterior areas, including basic carpentry, plumbing, replacement of tiling and flooring, gardening, upkeep of grounds, painting and decorating.
To drive residents and staff to appointments and recreational activities, deliver goods, equipment and other supplies to and from facility using designated or company vehicle. To deliver meals to the community and be the primary Wheels and Meals driver of the facility.
MINIMUM QUALIFICATIONS: Experience and qualifications appropriate to the position.
RESPONSIBLE TO: Facility Manager/ General Manager/ Owner
Key responsibilities: Maintenance Staff-Handyperson
- ·Carry out general building and carpentry maintenance, including installing new locks, architraves, boxing-in, assembling furniture, easing and adjusting windows, replacing handles and similar hardware.
- ·Undertake the installation, inspection, identification of faults, testing, replacement, repair and maintenance of buildings, fixtures and fittings, within the employee’s skills and competence.
- ·Carry out general tiling repairs to floors and walls as required.
- ·Carry out general painting and decorating work.
- ·Perform basic gardening and upkeep of grounds.
- ·Safely move and transport furniture and equipment where required, including the re-layout of rooms, lounges and dining areas.
- ·Transport or collect maintenance supplies, materials and equipment using a company vehicle.
- ·Identify and record hazards, defects and maintenance requirements, and undertake appropriate repairs or report and escalate matters requiring specialist attention, ensuring compliance with relevant codes, legislation, safe working practices and health and safety requirements.
- ·Liaise with domestic assistance, housekeeping, care staff and management to respond to maintenance requests and complete maintenance tasks as required.
- ·Maintain accurate records and documentation associated with maintenance work undertaken.
- ·Immediately report to the Manager any significant problems, defects or failures that may impact the organisation, residents, clients or customers.
- ·Conduct routine checks of the nurse call system and ensure reported faults are addressed promptly where within the scope of the role, or referred to the appropriate service provider where specialist repair is required.
- ·Carry out monthly water temperature safety checks throughout the home and maintain appropriate records.
- ·Conduct routine fire alarm checks in accordance with the agreed testing schedule and maintain records, reporting any faults requiring specialist attention.
- ·Conduct monthly emergency lighting checks and report or escalate any faults identified.
- ·Conduct weekly safety checks of wheelchairs and report or arrange repair of any defects identified.
- ·Conduct monthly safety checks of beds and bedrails and report or arrange repair of any defects identified.
- ·Conduct monthly audits of resident rooms to identify maintenance issues and complete repairs within a reasonable timeframe or escalate matters requiring specialist attention.
- ·Carry out planned maintenance tasks in accordance with agreed requirements.
- ·Complete maintenance tasks within agreed time limits and priorities.
- ·Adhere to all organisation policies, procedures, health and safety requirements and relevant legislation.
- ·Participate in annual performance appraisals.
- ·Complete required training and ongoing education as required by legislation and the organisation.

- ·From time to time, undertake other relevant maintenance duties and participate in special projects that are reasonably required within the scope of the role.
Key responsibilities: Driver
- ·Transport residents and clients to medical appointments, other essential appointments and recreational activities organised by the facility.
- ·Transport staff between approved facility locations and on authorised work-related trips.
- ·Pick up and deliver parcels, maintenance supplies, equipment and other authorised items to and from their destination.
- ·Provide transport support for Meals on Wheels services where required.
- ·Use navigation applications and tools appropriately and remain aware of weather conditions, traffic, roadworks and road conditions to determine safe and efficient travel routes.
- ·Maintain the company vehicle in a safe and clean condition, arrange regular servicing as required and promptly report any mechanical or safety issues.
- ·Arrange vehicle washing and detailing as required to maintain the cleanliness of the interior and exterior of the vehicle.
- ·Maintain appropriate hygiene and personal presentation at all times.
- ·Interact professionally with residents, whānau, clients, management and staff at all times.

- ·Undertake other relevant driving or operational duties that are reasonably assigned within the scope of the role.
